My comments to replies
Take enough care while investing in any project started by "Anish projects". This is held by Bhaskar Reddy, Prasad Reddy and Sarab Reddy. Their modus of operandi is very simple, they will lure you with prices little less than market price and make you sign up for plot.
Typically, BMRDA/BIAPPA authority will not release plots to sell in market. They retain 40 - 50% until development is complete as per the rules. These people will 40 - 50 % of required development with substandad material. Later they will drop the ball and stop development.
There you go.. You are stuck for ever. They will neither give you advance that you hae paid nor let you register the plot. Only way you can get to register is illegally un approved plots. If you happen to do so, darn thing. All your hard earned money is stuck. Neither you can sell it nor do anything. As its illegally registered (B-Katha), 2 things happen.

In continuation of previous post, Two things can happen.
1. Approving authority can take back these unapproved plots and auction them as per rules. So you lose chance to claim anything here.
2. Seller can resell them after few years again as your registration illegal.
I am one of the victims who has fallen into this trap. After months of follow up, they have categorically declined to either refund or completely develop. In short they said "Send me a notice and do what ever you can". This means, they are prepared for all legal consequnces and have least respect to indian judiciary.
Unfortunately as common man only have to take long legal battle. They will drag this forever and you feel disgusted with it. Sorry guys, this where you end up.

Each Plot gets the following things:
1) Over Head Water Tank
2) Under Ground Electricity
3) Landscaping
4) Children Play Area
5) Senior Citizen Park and
6) Sewage Treatment Plant.
Same commitment was made for Amoda Project for me in 2013 March from the same group of builders. Till now there is now electrification and sites are still in unreleased state. But are being sold to other customers for which E-Khata cannot be issued by Gramapanchayath until sites are the released from BMRDA authority. Release of sites are pending from past 1.8 yrs and people are getting misguided

I got to know that since the price have gone higher they have strategy to take back and sell at current price. When asked for refund they will be giving back the amount whatever we had given without paying any extra amount.
They are earning profit with customer amount and this is not the first time and earlier properties were also had similar issues ! not sure. Aishwarya properties V. Bhaskar Reddy and B.H Bhaskar Reddy are the same?

Bhaskar Reddy and N.H.Prasad Reddy land by forming the layout by N H Sharabha Reddy.
