There are no standard rules or guidelines that determine PLC. Each developer and project has a different PLC amount and most of the luxury apartments located in a posh location have higher PLC based on each unit. Apart from the luxury projects, penthouses which are built on top of a tower or an independent villa with a wide road in front or garden facing, or corner plot etc. may also have a PLC.Hi Ashish,

The lack of a systematically projects approval network is a symptom of India's retrograde bureaucratic machinery which causes untold losses to all stakeholders. Now, the state government announced a committee headed by principle secretary of the revenue department, Nitin Kareer, to suggest a network to simplify approvals and taxation system for the real estate sector.
You are right Dhiraj. If we study the big numbers of clearances and approvals that are required for residential projects in India, the challenges that developers have to face become very clear. The old English proverb "there is many a slip between the cup and the lip" is very fitting here. The extensive efforts that a developer in India has to put in before a project is even approved for construction are not well understood.
