Sai Purvi Mithila is an under-construction project by Sai Purvi Developers. It is offering 2 and 3 BHK residential flats. Sizes are available from 1150-1215 sqft.in 2 BHK and 1595-1730 sqft in 3BHK. Its per square foot rate is Rs.5500. This project is spread over 1.75 acres of land consists 144 units. A 2 BHK flat will cost you Rs.63.25 L to Rs.65.17L onward. Stamp Duty and Registration charges extra.
Thanks Madhav. Recently when I contacted one of the sellers he quoted the price of Rs.5830/sq.ft and it is non-negotiable. Any comments if it is worth? I feel it is only the location of the project that makes it this expensive.

No, Sai Purvi Mithila is not a RERA Approved project. I did not find RERA Registration number on their website too.
As far as local body is concerned, BBMP has approved it and almost all the leading banks and financial institutions such as HDFC, SBI, LIC HFL are funding it.
As per developers, it possession date will be March 2018.
Thanks Madhav. Non-RERA approved projects are illegal? Are there any disadvantage of being not approved by RERA?

As per my knowledge, there is no issue in this project and the project has got approval from BBMP with OC and CC. There will be 144 flats and all are constructed according to Vaastu. It will have 4 blocks with G Plus 3 floors structure. But still, i will advise you to do your all due diligence before investing your hard-earned money.

Better, if you file a case of fraudulent with consumer court. You can also lodge a complaint with the nearby police station. Only builder name and their project are enough to lodge a file if you have sufficient evidence.

Can you please throw some light on filing a complaint in Consumer Court? Can it be done online or is there any office I need to go and register? Even after multiple calls and mails there hasn't been any response from Sobha. :( :(

Did you get any receipt for the amount which you have paid to the builder? I will advise you to send a mail for the last time and ask for the refund. If you are not getting a positive response from their side then take the hard copy of the mail along with the receipt and file a case in the consumer forum as well as in nearby police station and ask for the compensation.
Hi Abhinandan, It is my wife who made the payment (as I was not present at that moment) and they did not give any receipt. Luckily we made the payment by card and we have proof of payment. I have sent 3 mails and there hasn't been even a single response. The sales manager doesn't receive our calls now. We feel helpless and ditched.

You did a good job canceling your booking for this project. Please do not buy in Sobha Dream Acres. Connectivity is very bad at this location. The road connecting from Panathur to Sobha is very narrow. Only one vehicle can pass at any time. This place has a deserted look. There is not even a single supermarket nearby
I totally agree with you Dharmesh. Sobha dream acres is one of the worst investments one could do especially middle class family. We gave a thought and made some assessment. Resale or renting the property is going to be difficult as there are more than 6000 apartments in the vicinity. Sobha has figured out a way to hook up middle class families and thee is no advantage for the investors.
