Q: Name written on 7/12 is of first seller who has done the plotting of land sold plots to individuals. 1) Is NOC or approval is required from first seller if I want to sell my plot? 2) Do I have to pay any charges to first seller? 3) Can first seller stop me for selling my own plot?

Hi Pravin!!! May i know where is your plot exactly located and what is your asking rate for this plot? I m interested in buying plot near Venkatesh City. What is the size of the plot and how much i have to pay as stamp duty and registration charges for it? Thanks
Plot is in nagpur city, umred road, 11 kms from dighori square near adwani dhaba. Selling price Rs.5.5 L. Size : 1300 Sq. ft, Stamp duty & registration charges can be decided later on ur confirmation, if u r really interested, u can call me on 9689925817.

Good afternoon Pravin!!! The original conveyance or sale deed from the previous owners of the property is required when you are selling a property. In case you have lodged the original deed for registration with the Registrar, you need to provide a copy of the conveyance deed or sale deed along with a photocopy of the receipt from the Sub-registrar where the documents have been lodged for registration. Thanks... Sale deed is important as it traces the ownership of the property. It is necessary to prove the chain of previous agreements with past owners.
