From what I understand they were doing marketing for many builders/realestate, but only now venturing into construction by themselves.
Has anyone else researched them? Do they have enough backup? are they reliable and trustworthy?

I would like to share my experience with gruha Kalyan I have booked 4 flats in lotus and aster invested 43 lakhs one day I want 9 lakhs so I cancelled my 1 flat but they returned my money back on time so I feel very happy so I request u don't blame gruha Kalyan with this type of post you are purchasing a flat atleast keep patience we will get our flat they are start up company and customer based company so we have to support them....I know they will not give flat on time they will also delay 3/4 months but I sure they will use best quality of materials as compare to other builders . I am really very happy with gruha Kalyan and their services....👍👍

I booked a flat in Feb from this fraud company Gruhakalyan Builders. I cancelled it after 10 days. I was given cheque for 98k for 27 May but they told me not to cash it. I was promised a DD but they never gave it. Now their General Manager Siddharth is telling me to remove this post instead of paying back My money. Total fraud. Don't give them a penny.

Previously I was bought a 2bhk flat in well reputed company in Bangalore I paid around 76 lakhs including the tax and agreement charges. When I was booked it was in under construction and they were committed to handover a flat within a year but it takes almost 6 years to complete the project. And just think what is the interest for the my paid amount I didn't get any single penny as penalty for the delay. But Gruha Kalyan is selling flats for lower price in pre-launch projects. I was quite interested And I have booked a 2 BHK flats in Gruha Kalyan's Lotus project. I liked their innovative ideas and pre-launch offers etc. and I know problems in real estate and no problem if it is little delay also because more wothy than I paid.

You will understand they are in the Booking amount collection business. No apartment has been ever constructed by this company.
No land is in their name from the day they opened their office. This is the same status from day 1 they opened their office.

I have registered site at Manyatha Location on July 2016 and after going through the forums I realized they are not trust worthy. Able to see many comments from many people.
I went for cancellation next day and it took four months for cheque date. When I called them on check clearance date I came to know there is no sufficient funds.
They are not answering properly and they are saying to come to the location and collect money.
Will they give money back and why they have given cheque first of all?
What can I do to get my money back, will they create drama or anything else if I go there office to get money and by cancelling the cheque?

After I replied to her call you back. I decide to search reviews in site, reviews are good and how I believe that company any existing customer is there please share with me your thoughts, if you mean I would need your Email or contact number.

I am a customer of Gruha kalyan mainly because of their prices and the location of the project. I booked a 2 BHK flat in Gruha kalyan Fern at Nagavara which is near Manyata Tech Park where I work. I am happy with them as I got the papers scrutinized by my lawyer and so far so good.

I Seen a Live example in GK yesterday ,one old person from Andhra pradesh his age is around 51 years old. he has his properties in guntur/ vijayawada and he sold all properties there and he invested in Gruhakalyan and he has cancelled the flats once he got negative news from high cournt lawyer (MR.Parthasaradhi) so he gone for cancelation.

these guys, my paid cash 1 lakh and 5lakh cheque and for signing she came home and then I realized that this comapny is another name of DreamZK, near my house there was a vacant land since 6 to seven years, every sunday, they attract customers and take the money and they will take advantage, after aruguing with them, I got the cheque, for cash I went to their HSR and no one has responded, they make people run for money, Media, Poloce, Politicians, I don't know, please complaint to the nearest police station and we all together will go to the commissioner and Home minister, my number is 7760747833, let us save future victims, these are intangible offences, let us fight together.

I Seen a Live example in GK yesterday ,one old person from Andhra pradesh his age is around 51 years old. he has his properties in guntur/ vijayawada and he sold all properties there and he invested in Gruhakalyan and he has cancelled the flats once he got negative news from high cournt lawyer (MR.Parthasaradhi) so he gone for cancelation.

Hi, I'm Tharunraj,Last Saturday I visited Gruha Kalyan office regarding site visit, After some time later sales executive guided me to visit site at JP Nagar. I ask few queries him, he tells clearly. But I am not satisfied with him. After I return to office and take discuss with ASM they showed documents and approval of this project, it is all clear. I pay 2lakh Booking amount, they give me 10% offering.

I’d strongly recommend to stay away from these fraudsters. Couple of my close friends have had horrible experience with them. Initially these Gruha Kalyan folks would impress you with their false promises and offers. And once you fall into their trap, they’d trouble you constantly for the payment. And once you make the required payment after their constant nagging, they won’t even bother to answer your calls. My friends didn’t get their Memorandum of Understanding (MOU) which GK had promised them to provide once they make 50% of the total cost. Almost all of their executives and seniors are a bunch of impostors and fraudsters. I came to know about four of their prominent persons who are totally into duping people:
Narendra (+918123181600), Manohar (+917022971985), Jeetendra, Mahipal; and a CRM whose name is Suman Chaurasia. Narendra and Jeetendra are a bunch of b******* and M************. And that Suman is one hell of an a****** and s***.
So think twice before even contacting them.

I have spoken to them and most of their land is not registered to them and I wanted to book Domlur Project but they denied to show any proof of OC - Occupied Certificate. They claim we'll give the documents after booking amount. First See the land acquisition certificate OC - then only book it. you never know later they can run also and till now they have not handover a single project to customer. Gruha Kalyan in Market for 3 years and still to possession done.. Seems strange to me..

About reliability it is very difficult to say now a days. I would suggest you that if you are planning to book a property in this project check all the documents carefully.

They showed the the property near manayata park and they said they start construction and book the flat for 20 lakhs, without showing any proper document they pressurised my wife and took 1 Lakh cash and 5 lakh cheque, when she came back and she told me about the the incident, immediately, I went and asked money back as I know that they are not reliable, they gave me the cheque for cash they said collect from head office as they given the cash to head office located in HSR layout, immediately we went and asked the money, no one has responded.

let us fight and bring the justice, I would say common man is suffering with these cheater, when I went to HSR office, I saw one guy his age is 55, he paid 40 lakhs and bluntly told me that it is a bogus company, if you hang over in recovery department, you can listen the stories, these offences are intangible, if needed let us go to chief minister house and appeal, not even commissioner.

The Lavender project is very splendid and located near Hebbal. I hope their construction quality also will be the best like their customer service.

Gruha Kalyan is having excellent projects all around Bangalore. Thy are offering very much less prices. But the only thing with this , some delay will happens. Other than that everything is good. They are refunding the cancellation amount without fail. Last week I visited their office and spoke with a customer who cancelled a project, he told me he got his money with in time.

Of course, there will be a delay in every real estate builder and even though if under construction projects also get delayed. in my point of view Gruha Kalyan is best for the affordable homes. I have brought a 2BHK flat in the Lotus project, it's land documents and agreements are very clear. And at the same locality other builders are selling 2 BHK flat for more than a double than the Gruha Kalyan's price.

Hi Folks..this is Pavan...I would like ro let you know that the basic cost of constructing a house will not come less than Rs 1600/sqft( bricks, steel, tiles, labor, kitchrn toilet fixtures etc cost further escalates if you have amenities like Lifts, Gym, security, pool etc) plus there is additional cost involved for land share..ex: if you getting Undivided share of 300 sqft/ flat in the area which costing 5000 sqft then your cost is 15 Lacs...if the land cost in the area is rs 2000 then your share is 6 Lacs. The avg cost of land is rs 5000 to 6000 sqft near marathalli/ whitefield and 2000 near electrinic city..So you need to understand what is the constructed area, Undivided land share, amenities and of course documents ( Katha, OC etc) involved before you are making buying decision.. For a builder to sell a flat at a cost of 16 Lacs then it will reasonably cost him that money to build 650 sqft flat around ecity with land share of 200/sqft and 350 sqft around marathalli@same landshare

I booked an apartment in Orchid Jpnagar.They did register the land in their name paying the owner full money.Its about 40L.I have seen the board in the land.If you guys want to see it just visit their site.I dont think they will vanish in a night after doing all those thing.Real estate project take time.All the approval like BBMP/BDA will take time much more than what they are promising thats for sure.But patience is the key here.If you want to get something in cheap you have to be patient.So instead of putting negative message without having more info please wait upto April end.Let them come up with some approval.If you are going for cancellation they will return back your check for sure.Yes its true that you have to come up to their office couple of time but thats how business work and true for all real estate developer.Even big builder like DLF/UNITECH/DB-REALTY also committed fraud so many times.

I had bought a flat in Carnation project for a reasonable price. But I was cancelled my booking due to some reasons, after seeing these reviews I was suspected them that whether they will give my money back or not. At the first time they were not given me any amount or cash and they told me to come again after 15 days. I lost my hope and again I went their office after 15days they gave me a cheque of HDFC bank. Gruha kalyan is a cheating company.. They are pooling command man's money and they are happily enjoying. I booked a flat in one of their projjects. it was year anf half now and they havent done the site registration also. When i ask for cancellation they are not ready to take it and they said they will cancel and return booking amount until the MOU expires. The people in GK are worthless and pakka 420. i was struggling to do cancellation since three months. atleast new people dont encourage them by seeing their cheap publicity.

Is Gruha Kalyan is changed to some Pvt limited, they are saying its changed to some private limited.
Hence, I can't with draw my cheque (that is the last statement they said).
Also as stated before, they are not giving money for the cheque which is not valid.

They entertain booking and give documents only if you shell out the initial down payment . After payment if you find out that the documents are not proper, how will you get back the amount?

I got My cancellation amount of Rs. 4,00,000/- on 23-09-2016. Previously I got 3 postdated (17-09-2016) cheques for the four Lakhs. And later due to the reason of insufficient funds in their bank A/c they told me to hold the cheques and they replaced by the cash of 4,00,000/- on 23-09-2016. This is a kind of saturday and sunday business, they collect all the Flat Advances like 1 lakh and 2 lakh on fake or showing some sites and collect advances. When you know this go back to collect refund, they will pay you to satisfy at that moment and bounce the cheque later. Dont believe it is a cheating business. All the collected money from public will some be invested in buying lands, masti and parties. Caution bangalore new entrants do not go to these cheaters. All your salary that you saved for your housing will be gone into the hands of cheaters. These guys are cheating public with different names of business, different schemes, this company even bribes police, media to get under their control, so eventually public are fooled between the company and police or media.

I bought a one flat from Gruha Kalyan Aster at ITPL. The main reason to buy these flat is the cost is suited to my budget.I like every project in these company because they are all in well developed areas.I am quite happy with the Gruha kalyan company.

I Seen a Live example in GK yesterday ,one old person from Andhra pradesh his age is around 51 years old. he has his properties in guntur/ vijayawada and he sold all properties there and he invested in Gruhakalyan and he has cancelled the flats once he got negative news from high cournt lawyer (MR.Parthasaradhi) so he gone for cancelation.

I went to collect my 9.5 lacs to GK office and i asked my money very smooth and polite , they have beaten me in office taking to some room with 2 Black color shirts Rowdys and forcefully make sign in documents to already gave the money last month. Unfortunately escaped from there. these all schema and games by Sidhartha from Karnataka , lets Blast his house and his properties along with the GK Offices. And there is one more Rayalaseema person MR. Rajesh (NO: 9148566776) is the Big Scammer in these operations flight.

I am the customer of Gruha Kalyan and I have done a considerable research on these company .I have booked a flat in Rose at Marathahalli.It is the best location and so finally I decided to book the flat in these area.
