Please do not buy any property from this Builder. Builder did not construct/complete what it had promised. There is no STP constructed by Builder as mentioned in the agreement. Also, Builder did some illegal construction because of with Association/residents are unable to get Occupancy Certificate. This is a major problem for residents living in the Apartment. the consequence of which is you will never get the Khata transfer on your name when you purchase a property from this Builder. The second same guys are the primary victim of it. This is the fact and because of which Owners Association of this Builder's project (SK Aster Apartments)has initiated legal action against the Builder. So, it's your risk if you are going to purchase any property from this Builder and is completely not recommended.Please do not buy any property from this Builder. My personal recommendation ... Never go for this project. Because, E-Khata transfer is not possible because of problems from Builder's end.

It is BMICA approved project and panchayat already issued and transferred E-Khata on my seller so my lawyer is saying no problem so bought a flat in SK Aster.
I was about to purchase as a second sale from one of the existing Owner of SK Aster Apartment. But, after thorough investigation from the Panchayat Secretary and from some of the Owners, I was able to know that this Apartment does not have OC and is also having Sewage problem. All these should have been resolved by Builded which it did not accomplish. Because of which you will never get Ekhata transfer. There are many more problems with this Builder as well.

Q: I heard that, SK Aster project residents file case against the builder, for not following guidelines, illegal drainage connections, faulty construction as the local authorities sent notice to residents.. I am planning to buy a flat, is it safe?

Honest advice... Never ever go for this Builder. This SK Projects Builder has earned really a very bad reputation from its previous project i.e. SK Aster Apartments. I am also one of those who is looking for an affordable House here in Bangalore. Whenever I go for any Builder or second sale I usually do research on all legal docs and always like to post on such groups for awareness so that a new Buyer should not be a victim of such Builder. Was about to buy from my colleague, who is a resident... he got the copy of the lawyer notice from builder itself.. also phone picture of panchayat notice in local language.. dropped the idea of buying.. also I am not native of this place, heard that it's not safe... so my friend himself, told not to buy...
Not advisable from SK Builders. No E-Khata transfer anymore as OC is not there. Illegal and faulty construction and many more issues.

When you know that residents have filed case against the builder then I think it can be risky buying property here. You can ask the builder to show you all the necessary documents and check if everything is in place.
No OC and illegal construction by Builder. So, you will not get E-Khata on your name. Don't go for it.
