There is a litigation issue with the land as per Real Estate (Regulation & Development) Bill 2016. Any land can be registered but if not mutable, the future of the land is uncertain. The developer who has actually sold those plots of Part-A and Part-B without informing customers that there are legal issues which is a complete violation of Real Estate Act 2016, With this act, there can be severe consequences in the future.

I am one of the plot owner in Unnayan Garden-B. As experienced by many reviews, i am also having doubt about developer's commitment to deliver the project ever. There are lots of litigation issue against the Unnayan Group for fraud. There all projects are delayed by 5-7 years. Even though some recent development is noticed in the Plan A, full development is very unlikely soon and later.
