Q: What is the average or descent square feet area required for a 4 BHK

Hi Pradyumna, Its hole & sole depends on buyer that how much space he needed in 4 bhk flat, As per my suggestion above 3500 sq-ft 4 bhk flat is reasonable and sufficient as well.
Thanks Kamakhya for you suggestion , I have a family of 4 as of now . I am looking for some space where I will be able to build a 4 bhk on the ground floor and 2 floors above it for rental purpose . Could you please guide me how much land area I should be buying for such a project.

Hell, 1800-2000 sq ft is ideal for a 4 bhk flat in India. Yes, its fully depends on buyer that how much space they needed and how many family will live in that space.

Hi Pradyumna, Permission to convert the use of agricultural land for any non-agricultural purpose, or to change the use of land from one non-agricultural purpose to another non-agricultural purpose may be granted by the Collector after consulting the Planning Authority and such other authority as the State government may. Conversion of industrial land into residential is possible only if the property has been classified for residential use as per the master plan followed by the concerned civic authority depending on the jurisdiction.
Thanks a lot for the reply Rishi , i have been offered a plot in Bhubaneswar Janla area which comes under purple zone , and many houses are being constructed just beside the plot which i was offered and i liked the plot as well . I am in a delima whether should i buy it or not and will i get all the approvals if i buy the plot.

Hello Pradyumana, First, you will have to identify the reasons for doing the same. Secondly, you will have to apply before the appropriate body in charge of the land records of rights and title or before the local appropriate jurisdictions collector or tehsildaras office where the said properties are located. You have to give the necessary details regarding the transactions along with the objective and by paying the necessary charges as stipulated by law. After systematic verifications regarding the zone and other property details as per the property records and after checking the needed compliances by the officials, the industrial property could be converted into non-industrial property. if needed you can consult a legal expert for complying with the said proposed processes.
