Has anyone booked a 2 or 3 BHK apartment in Ozone? I visited last week and the quotation is 2990/Sqft, with a premi payment option by the builder to the bank till possession-
For a 2 BHK - I need to pay the builder approx 7 lacs today. Till the possession which is Dec 2014 as of now, the builder will be paying the interest to the bank. Me paying nothing. The banker explained me that I would save approx 6 lacs of rupees for 2 years by not paying EMI. And I can invest it somewhere else and get returns. Looks lucrative.
Do you all see anything fishy over here?
Also I have been 2 times to the site. I do not find any labours or any work going on. Did anyone else see any development?
Did anyone book a flat at ozone recently? AT what price?

Do not buy with this builder. The township is incomplete and I have heard from reliable sources that they are basically bankrupt. You go to the site and see that everything is semi finished and their sales people are trained to lie. I think the senior management is not experienced in construction and are only into this to make a fast buck from the people of India and invest abroad like mallaya and modi. Hi all, just came across a buyback scheme for 3 bhk in aqua 2 in ozone urbana project, where they are offering 42 lacs on investment of 17 lacs in 2 years. I want to know about the credebility of the builder. Whether it is good to go in such buyvback scheme. He is quoting the price relatively high as 4800 psf. Please provide suggestion at earliest.

This is a super fraud company and their CEO and MD need to go to jail.
Their Devanhalli project is incomplete. There is just one school which has 5 students per class and the fee is 1.50L per year.
The complexes are incomplete and there is no sign of the shopping complex, hospital and office complex along with the movie hall.
Even the buildings that they are advertising as complete are semi complete.

This builder has political contacts in Karnataka and that is why is is free but soon he will be inside the jail as he would get caught in other jurisdictions.

I have got documents from builder and have got the docs checks bu reputed lawer. there were quite a bit of flows in the documents majorly, they do not have EIA approval.
secondly as per new laws their Aqua project is 13 mtrs away from drain, as per new rules, this should be at least min 15 mtrs away.
Similarly they have other flaws in the documentation

Staff extremely rude and uncooperative once money paid to the extent of being threatening. Project not completed but they lie. They now seem to be going international with your funds. Too much noise regarding devahalli location due to airport. No work going on in the township except some senior residences and partially complete Aqua which they told me was complete. Apartments quality very poor. Am a buyer and regret it. Staff and even senior staff get angry when you complain. Their CEO is a CA and only money money money. Most of the apartments in Aqua are rented out to private companies and hence the environment is not good - like a bachelor pad. I will write to the Australia and US governments about their mis-deeds in India.
