I verified in Sub register office and they said guideline value is 485. PRESENT RATE IS 435/-PER SQFT. AND HEADING TOWARDS 600/- LAND PRICE APPRECIATING.

You may just seee the ads which shows Rs350/- and above.The last sold prices are Rs300-320 band where my friends have purchased .Keeping inview that the area is still going to appreciate it is better to hold for some more time.My self being a owner I understood when i visited sriperumbudur recently and is visiting again next week.You may contact me and i will give the reality .Brokers are a nuisance and cheating going on, and may trust a few brokers after understanding how they take you forward.Never ever give your copy of sale deed as forged copies made and sold .The Brokers are quoting as low as Rs150 per square feet. Brokers are asking for the price of Rs130-170 per square feet when some owners have sold for Rs350/- per square feet. There is a lobyy of brokers who take your registered paper Xerox papers and then collect advance [Rs5000-]from many customers.Be careful.LOt of Cheating going on. Most of the people are not from Chennai/locals.Investors from Mumbai etc is making about 80%.The current running rate is Rs435/- and registration at sub registrars office is Rs130- Pleease check up again
