Q: Hi Apartment owners@Gardenia, Few questions to owners who already bought it couple of months ago(7-18 months ago) 1) Builder/sales team says project will complete by Jan'13-T1 & July'13-T2. Is the same timeline committed to already bought owners? or was it earlier than what I mentioned? 2) High tension Wire over Amenities area: is this fact ignorable enough from safety perspective to live in this complex? What are your thoughts?? 3) Any other problem/limitation in the project plan? Would appreciate if all of the 'already-bought-owners' reply with their opinion? Regards, Piyush

My comments to replies
In fact, the high tension wire is not running over the amenities area. On one side the building is almost 30 ft away from the HT line. On the other side, all the amenities are coming same distance away. That's what at least the marketting guys said. And you can check in the layout plan (in broucher also). There is garden area only below the HT line. If you see this HT line, with the same distance there are other apartments also coming up. Only difference is, there it runs beyond their boundary wall. Here it is within the boundary wall. But as long as there is nothing coming below / near the HT line, we need not worry, except the worry that, the 'look' may not be very good. So, if we see that way, I don't think any problems as such.

Q: Hi Owners@ Innovative Cosmo group, I've booked a flat booked at new property coming up at marathalli by Innovative constructions. For this, I googled and found some past history about builder or promoter (Mr Malla Reddy) committing some nuisance in Hyderabad after absorbing 70% of flat cost. My questions: 1) Did you guys ever had a problem with this builder on money front? 2) Any issues encountered on promised and actual construction gap? 3) Any construction quality issue...like electrical switches/ sanitary ware quality? Your feedback will be highly appreciated. Thanks

I think you are right. Its been around 1.5 yrs since I booked my flat with Innovative Constructions, and I have not run into any issue with Mr.Malla Reddy. Infact, I'm residing at the flat now.

Hi Piyush/Nitin/Jai, I am about to book a flat in Innovative Petal @ Marathahalli. I have few queries: 1. Any legal issues with property ? 2. How is developer (in terms of quality, alteration request, material, deliverable) ? 3. Any issues in taking a home loan with national Bank ? Any feedback will be highly appreciated. 1) Haven't found any legal issues with this property. Its for your information, that I did not got my papers checked through lawyer, but I believed other members who bought flats in Petals and got it checked through lawyer.

2) Officially developer is not a member of any real estate forum, neither is he considered in A++ or A category builder. But on my personal visits to his completed projects, I found the quality as 'OK'.

3) My SBI home loan for this project was a breezer. Absolute & professional co-ordination from builder in helping for loan application.
