Q: I have received demand letter for tiling completed.Since my flat in wing 5B is purchased on Bank Loan,Bank is not ready to disburse amount until architect certificate for the same is issued by the builder.I am not getting proper response for the same from the site office.Are other owners facing the same problem?

Ashutosh, some of the banks require architect letter along with demand letter for disbursement. Ashwini, just ask Kalpataru to provide it, i have taken the architect letter for each disbursement that I have done till date. Q: Hi All, I have bought the flat in 5B building of Kalpataru Estates(Pimple Gurav) phase-2 Before giving possession the builder is asking all the flat owners to deposit 4% of property value as FD in HDFC Bank Sangavi Branch. The Kalpataru flat owners have to unncessarily block INR 1 Lakh to INR 1.5 Lakh in the name of MVAT. The FD will remain in the name of owner but power of execution will lie with Kalpataru Ltd. What is the rate of interest given by HDFC Bank on this FD.What is the tenure for this deposit. Is Tax at source deducted on this FD amount. Are any other formalities required to be completed while opening a Fixed deposit for MVAT purpose. Is anyone aware about the current status of the MVAT case pending in court. Are other builders following the same procedure.

Yes you would have to put aside 4% of the agreement cost as an FD for MVAT, if you registered before 1st April 2011. Your agreement has a clause for the same. You can confirm the same with anyone who has already taken possessions in 6a/6b/6c/5a/5b/5c. Q: I am planning to book a flat in kalpataru estate pune, but i fear that the builder is keen on not taking loan from SBI. Is it that the builder does not posses some document for scrutiny that SBI demands. He says he will do the agreement only if we go with HDFC or LIC. Currently he is saying that possesion of Phase 2 and 7A and 7B will be given by max august (on which he is not very sure). Also when enquired on 30th jan 2011, the occupation certificate is still yet to come in 1 month. Is it worth booking a flat here. Is there some problem with the project approvals from govt.

Construction quality is good, BUT commitment is lacking sorely at the builder's end. My advise is stay away, most of the owners have no option but to stick around till things fall in place. Phase 2 is already delayed by more than a year. We were promised OC by 15 Jan, till date there is no OC for 5a/5b/5c, as a result, we are not able to take possession. 6a/6b/6c obtained oc 3 months from the actual promised date. Q: We are residing in an apartment in Kalpataru Estate Phase II, Pimple Gurav, Pune. It has been just two months since we have moved in and the washroom walls started leaking badly. We are tired of requesting the management to fix the issue. I have no clue what needs to be done next :(. Highly disappointed.
