Q: Need Answer on these:- • Krishvi Gavakshi do not have any approvals. As this project is 6 Floors, Only BDA can give approvals. BBMP approvals are invalid. Also, please note that even if they construct you will not get Khata transfer on your name. So once you buy this property we will invite trouble? • NO concrete answer regarding the approval of the penthouse? • BDA approval may not be needed as total height is not going to cross 50 feel. I did not confirm with lawyer but I search in Google and found that if your building height cross 50 feet then only BDA approval needed otherwise BBMP approval will work. If they have got the approval from BBMP then it is sufficient. Pl. refers Bangalore Mirror of 30th Aug 2010 which has published an article about approval limit of BBMP which was earlier 15 meters but now it is 24 meters. • 50ft for 6 floors gives a ceiling height of 8.3 ft. Dear Amit, With reference to the approvals for the project please note that we have the required approvals from BBMP and other statuatory boards. The project has also been approved by SBI , SBT, LIC, HDFC , Corporation Bank and Syndicate bank. SBI,SBT and Hdfc bank have already been funding even for the upper duplex units.We have also completed around 150 agreements which is proof enough that the project is legally clear and on track. Q: Krishvi Gavakshi project disbursement letters to customers is not straight foward as they give only 10 days and post that interest is charged. The 10 days includes courier time of 4-5 days + Weekends aswell and Banks take atleast 5-10 working days for disbursement which is known and doesn't fit in 10 days in any angle you see. The main point just some means they are collecting Interest with known process of 10 days of duration doesn't fit to get disbursements done by Banks. If you miss by any chance the letter being on work or out of station for a day or two - that's it. In addition never management meets the clients and addresses any type of concerns. The team who handles were not be able to address many of the concerns. If you go in group they say don't come in groups and come individual if you have issues - if you go in individual still issues are not addressed. No attention is paid to the clients genuine issues. Dear ABCDEF, Please note that the time given for the clients to make payments is 10 days plus an additional 5 days. This makes it 15 days and interest is charged only after the 15 days timeline is crossed. In fact Krishvi has been sending hard copies 2-3 days prior to the soft copies being sent.Both are dated the same day. Krishvi has also sent mails to all clients about the timelines. Also Krishvi gives a timeline of 40 days from the date of agreement for clients to organize the first payment after the agreement is signed. All individual issues are also addressed and mails responded to. If people have been raising unreasonable points any management or team would not be able to respond.
