Q: Why did many flats owners of Janapriya Sai Darshan are selling? What is the problem in flats?

Dont sell the apartment for less price. This project is having only G+3, means, 1430 Sqft. flat owner will get a fair share of 370 sft land share. Per squarefeet in road is going for 10 thousand ruppees, it means, the land price itslef goes for 37 lakhs @ todays price. Then, construction cost and other things. Easily a 1430 sqft flat may fetch a rate close or slightly above 60 lakhs. This may happen within nother 2 yrs. So, wait and sell you will get a good appreciation. Flat is located in the prime land and everyone will get a fair amount of land share. The land price on road is increased around 10 thousand rupees and will bound to increase. So if they selling means, they may get good returns. Still there is a scope of increase in terms of rent and price. Reason, this road is most valued one, due to the most prominent residential projects and the bears triangle tech park and the japanese funded highway project. Q: Looking to buy a flat in this apartment but suspicious as to why so many people are selling their flats? Any particular reason? Is this property A Khata? Is it bank approved?

The project is 'A' Khata and BBMP approved. Hassle free property in this location. It is well maintained properly and maintaining property in that location. We invested 1 crore to repaint and providing the highest security in that locality than anyother apartment, by risen walls and having barbed wire, sharp glass protection, and with several cctv cameras, with north east security. The land share of the apartment of size 1430 is around 380+ square feet. Undivided area, this is the highest in that area. On road property, the price in that road is nearing 10 thousand + per square feet on road, which comes around 40lakhs the land price alone. The main reason for selling is the owners (it is around 10) want to get money in hand and people like me want to get into business.
