Q: I came to know this project in around 18th June by seeing their advertisement in the news paper. I was really liked their pent house and enquired about the rate they mentioned 60 lacs. But due to some other work I have to go out side of bangalore for a month. Then i went to their project site on 24th July. They mentioned that only 5 pent house are left and rate they quoted to be 70 lacs. They mentioned about that they will complete the project in 2 years and give penalty of 8%. Then I went to their office in domlur to negotiate. To my surprise they denied any penalty clause and completion of project in 2 years. Today my friend went there they mentioned that they have 2BHK, 2 ground floor 3 BHK & 2 corner pent house and increased their rates by further Rs 200-300/sq. ft. Over this he added 4.5 lacs for service & VAT. He still haven't mentioned registration & stamp duty which will cost another 5 lacs. I am highly confused & feel that this builder is total cheat. Q: I have booked for a 2BHK flat and got the documents for legal vetting. The legal consultant's advise was that the land should be converted into residential land from the existing "software ear-marked" land. Any views on this subject? Additionally whether BDA approval is required or BBMP approval is required? The builder has paid the amount to the BBMP authority, but there is no mention of getting the approval. Mere payment of fees doesnot result in approval.

Q: Can anyone let me know if they have finally signed the agreement with Krishvi for the Gavakshi since most of the people have posted their comments in August of this year. I am interested in phase II of this project, and one Mr. Jai himself told me that the penthouse is not approved for loan from the banks due to some deviation. Please let me know if these have been settled and would like to talk to someone who has finally signed an agreement and is happy with the progress. Thanks.

Q: Do anyone know how many blocks this building have , and what is the schedule for construction of each of them.
