Q: We have recently done booking on the 9th floor of building 3 of Avenue I in Global City, Virar. We have two questions, though. First, when we asked for commencement certificate, we were given ‘Revised Redevelopment Permission’. We were told that Vasai-Virar Municipality uses this terminology. Is it the fact? Second question is regarding the builders. In the Agreement, we were shown that Enigma Constructions is the main developer, a far subsidiary of Rustomjee group. Are the Enigma builders constructing all the Avenues of Global City? Do they have any other completed projects to their credit, as of now? Please, those who know about the project or are buyers, do get back asap. Thank You.

Hi Pratima, commencement certificate is also known as development permission in Delhi but I don't know if it is call the same in Mumbai as well. Global City is one of the projects of Rustomjee group. May be Enigma Constructions have tie up with Rustomjee and are marketing/ advertising the projects.
Thanks Rakshit...as for commencement certificate thing, hope it is the same thing...As for Enigma, when we read the soft copy of the agreement, we came to know that Enigma constructions IS the developer, along with Evershine constructions. Enigma is a subsidiary of Keystone realtors which is closely linked to Rustomjee...so Rustomjee is linked, though in not the way we expected...Thanks again

Q: Hello All...We have a flat in Avenue I, global City virar. This month we are being offered 'fit-out possession' in lieu of final payment. My question is how it can be different from actual possession? Should we accept it? Do we have an option to reject it and wait? Thanks.

Hi All, let me inform you that in the last year, we got the OC also...despite our will, we took the fit-out possession.
