After discussion with my lawyer I have signed the agreement of sale and construction agreement with the builder. The land is owned by the builder and there is no joint development . This project has been approved by SBI, HDFC, ICICI, PNB, Corporation bank, AXIS and LIC. I also have looked into some of his projects which he has done in his past 9yrs, Before i booked a flat there and i have not found any issues.
