Q: I booked a flat 20 days back. I told them unless they give me a bank approving letter I would not do the agreement. They have not provided me anything yet. when I go and ask they say its under process. what should I do? will he give my money back now if I ask him to return the booking amount. he is just delaying things? Whether he would be able to deliver what he says or not?

Q: I had different feelings abut the builder community such as they are not considerable, very professional, no place for emotions and are concerned only the money part. But I have completely changed my opinion once I visited VDB Celadon and met the VDB builders. I was searching the property since 6 months, and I have finalized this flat in 3 days in 2nd visit. A kind of support that I got from the builder is tremendous; thanks such efforts strengthen the relationship between the builder and buyer. Keep it up VDB; you have a very long way to go. Q: Hi, I am planning to book a flat in Aliens Space Station 1 this weekend (16 Sep, 2012). I visited the site and I am comfortable with their work. I also saw couple of flats in Station 14 which had few belongings and it seemed like at least that flat is being occupied or is about to get occupied. The work in tower 14 is almost 24 floors done, I just wanted to know if anyone has shifted or anyone is about to shift in tower 14 which they are promising to deliver in December this year.

Q: This project doesn't have any permission. Actually some time back I have planned to buy apartment in this project, I have done little research about it. These guys have permission only up to 5 floors. But they are selling up to 7th floor. They have not got the clearance from Hyderabad Begampet airport authority. Please leave the comments here

Q: In Bangalore, I had seen an advertisement regarding investment in a real estate project. They have already executed about 19 residential projects in Bangalore. I was offered a deal wherein I invest Rs.40.00 lacs for which they will have an Agreement of Sale with registration made with all details of the apartment and the undivided share and register an MOU on a 5% courtfee paper. The MOU is as agreed between us that the apartment is not for sale and is only for surety purpose incase the builder fails to pay me. The size of the 2BHK apartment will be 1100 sq ft and they will offer the apartment as a surety and they will pay me Rs.5 lacs every quarter for 8 quarters and then at the end of the 8th quarter return my capital investment of Rs.40 lacs, all payments suject to TDS. I cannot take possession of the apartment after the 8th quarter. 1.Is this ROI possible by a builder? 2.What kind of documents need I ask from the builder to consult my legal advisor? 3.I heard many builders are practising this model now. Is it true?
