Q: Is it necessary to check the builder's background when he is selling a ready to move in apartment and the work seems to be good?

Yes, its very necessary to check the history of previous projects if any of the builder. Yeah you should check the track records of the builder and then only decide whether you are going to buy a flat from them or not.
is he promising orally about the 5 years warranty ? then he is fooling you, ask him to give a written statement on bond paper, will he?
