Can some body tell me about Kohinoor-group in Ulhasnagar. I mean about their past record, how many projects they have done, are they good/trustworthy, do they have good track record of delivering projects as promised ? etc. I am considering their project MAXCITY in Ambernath/Badlapur for investment. They say the project is not bank approved yet, but is under process !!!

The time required for the bank approvals has nothing to do with the project approvals as the time is usually consumed by the bankers and not the builder. All the detailed documents have been submitted from the builders' end and if any one has any queries regarding documentation can contact builder at any hour of the day. The builder is prominent enough to assure complete transparency regarding any document a customer seek.

I researched about the builder but not much info is available. I am looking for a property in that area but with clear legal titles so as to avail home loan facility.

Hello. 20%-30% % of work for almost all the buildings have been completed. Possession is june, 2015 while the expected possession is end of 2014. Approvals (APFs) from all major banks/financial institutions have been arrived. The present rate is 3090 per sq. ft. Unfortunately, I am an existing customer of Kohinoor Group (Hotchandani's) and have invested my hard earned money in one of flats; its a newly constructed apartment named Royal XXXXXXXXXX. After getting the possession of my flat, the builder turned a deaf ear towards the woes of the purchaser. Builder often used to demand money and impose penalty on purchaser (if he/she paid late) but on the contrary he has not delivered the quality for which they advertise often or what the things they actually promised to provide (as mentioned in advertisement pamphlet). The building built was not properly supervised as much of the work was delegated to inexperienced labour/contractors because of which the members of building are facing un-ending problems. Lot of cost cutting has been done just to save money from the units produced, as the builder is very ruthless. There exists problems like leakage in flats(in newly constructed structures like mine), improper plumbing system, hollow tiles (when you
