Q: Builder says in possession letter that he has all rights on the building terrace for use / renting / advertisement etc for always ! Such condition is not mentioned in sale agreement. To sign on such possession letter or not ?

Latest Answer: Argument by this builder is that they are partnership firm, and can not open escrow account for maintaining maintenance amounts from members of this project. Further their argument is that it is mentioned in sale agreement that "purchaser will pay maintenance amount before taking possession". Since on receipt of maintenance amount, they will give possession of the flat, so it is understood that buyer has paid the maintenance, so no need for them to give separate receipt for maintenance amount. My concern is after giving maintenance amount & taking possession, they should not later demand maintenance amount again.

Q: I have 1 BHK flat in a new project. 95% work completed and 95% payment made. Agreement with developer / builder is not made yet. I want to sale this property. What is the procedure to follow / what documents to be made for sale ?

Latest Answer: Hi all, I bought the property at 3,650/per sq.ft for a 1092 sq.ft 2BHK flat . Right now the rate is 4750/sq.ft. Can u please tell me like how much a builder can demand in such cases as a transfer fee. I hope I m not asking for much. Kindly suggest?

Q: Can some body tell me about Kohinoor-group in Ulhasnagar. I mean about their past record, how many projects they have done, are they good/trustworthy, do they have good track record of delivering projects as promised ? etc. I am considering their project MAXCITY in Ambernath/Badlapur for investment. They say the project is not bank approved yet, but is under process !!!

Latest Answer: I am extremely sorry about this delayed response. Kohinoor City is different project by different group. I think you are talking about Kohinoor city at Kurla, where as I was talking about Kohinoor Maxcity at Badlapur by another group situated at Ulhasnagar. For your info I never invested in Kohinoor Maxcity due to my concerns.
