Hi All,
I contacted Lodha today and was informed by Vivek Koshti that the possession date for Ceilo C is going to be further postponed to May 2014. They will be sending the letters/email to all the customer next week. This is due to not getting approvals from TMC.
They also informed that they are not planning to pay any compensation/interest payment for the delayed possession as the reason for delay is beyond builders control.
I booked the flat in 2009 and have been paying the interest on loan to bank for last 2 years. I am not comfortable to continue paying further cost for Lodha not managing the project efficiently. I am planning to seek legal options for what can be done in this scenario apart from going to consumer court. I will appreciate if you guys can let me know if you have received any communications from Lodha on this and if you are planning to take any legal action.

I understand from Mr.Ritesh Ghai, AGM- Customer Care- Lodha , that Lodha is not getting CC for cosntruction beyond 12th floor, as there is a problem with obtaining FSI clearance from TMC. Hence both C & D buildings are stuck up till such CC is obtained. Understand from Mr.Ghai, that it may take even 6-7 months further time for obtaining CC. In that case all these promise of getting possession in May 14 is also a pie in sky. Moreover, Mr.Ghai informed that the maintenace cost is to be hiked by 50%, given the cost push. He also told that Lodha is contemplating to give an option to the buyers to opt out and compensate the buyers to the extent of bank FD rate. This sends shivers down my spine, as it will be impossible to buy another flat at the same budget and all the opportunities that are lost.I wonder when exactly the project will see the light of the day. BELOW MESSAGE I RECEIVED FROM LODHA OFFICE. DOES ANYONE ELSE RECEIVED SUCH LETTER?
a) Cancellation of your booking at Lodha Splendora - We will refund all monies paid to us towards consideration value along with 12%.
b) Continuing your booking – You may continue with your booking in Lodha Splendora with a revised fit-out possession date which would be of approximately 22 months from the date of receipt of approvals of your building and no interest of any nature whatsoever shall be payable on the amounts paid by you for delay in possession.

I do need to go out of country for some work assignments. These builders had a big realty expo in Kuwait and Lodha had showcased their Splendora project for obvious reasons. I gave the history to one of my colleagues who asked the sales guy present on the Ceilo delay. My colleague was informed that there were some Soil Issues due to which the Ceilo cluster is not receiving necessary approvals. Now with Mr. Das note above on what Ritesh Ghai has said, seems to be that this project does not seem to see the light at the end of the tunnel in near or distant future
The soil issue was concerend with Cielo D. The place where D is coming up is having hard magmatic rock, which took couple of years to excavate. Hence the D block is stuck up to the plinth level. However the FSI issue of Cielo C is not understood, since the construction is made on TMC approved plan and raised to the level of 12 th floor. However, one thing many of us might not have noticed is the TMC approved plan itself. The approved plan shows 2 nos. of 1.5 BHK in place of each 3 BHK Ultima. While I got the drawing last year I went at the site to enquire and the concerned site incharge could not explain the discrepancy.He showed to me that the flat is contructed according to the Brochure drawings and I should not be concerend with the TMC plan. In all probability, the present impasse is for the discrepancy in cosntruction with the TMC approved plan. I do not see any comment being made the Cielo D apartment owners. I do not know , whether there are any
