I see that Aparna announced phase 2 of Sarovar, some kind of hype seems to be happening in this area, is it possible for somebody to summarize the growth in Nallagandla ?
I have visited Nallagandla last week, this area seems to be very promising as there are few big ventures lined up (Manjeera Diamond towers, Ramkys Kosmos One, Aparna Grande etc). There are few individual apt buildings (like Sree N, Sai Kiran etc) and schools (Bachpan) too coming up here and there. I have already purchased few plots in this venture around 3-4 years back, keen to know the current status/price, based on which I will either sell or hold the plot(s).

Helo , I want to take up a house in Nallagandla as I am a software engineer who recently came to Hyderabad, and it is close to my work place. How os the locality around here?
I agree that with the establishment of the Tellapur Satellite township, the development of the Nallagandla area will soon increase among realtors so I expect people to invest here more in the future. Also, many big companies are also nearby like Wipro and the Tata Institute of Fundamental Research
I have a small plot right behind the upcoming Ramky One Kosmos apts. How much will be value now per sq yard over there ?
you can sell it above 21000 if it is above 600Sq yards and east / north facing.
Thanks, Even I thought so too. I think the issue here is with the lack of approach roads. Probably this area will more constructions and growth in the next year/two, will sit tight and wait until then.

I have visited last week, there seem to be one more big venture coming up right next to Ramky one (bella vista, triplex villas), probably this should help the land value go up further. Expecting 25k / sq yard by mid next year or so. Any comments ?

Hello, The price of your land is easily anywhere above Rs. 10000 per sq. yard. You will get some pretty good value for your land. Taht and the fact that its next to The Ramky COsmos will earn you quite a good price if you sell it.
I was expecting it to be around 20k/sq yard, is that a wrong estimate ? I know prices went up to 17k/yard here in 2005 but came come heavily in the later years, so much of volatility here, hence would like to do a reality check.
