This is all BS & a scam...There ain't no problem with buying land by whosoever as still land is available at good valuations, but the misrepresentation to people with the floor & location plans is a big scam... Firstly, "all land will be pooled in delhi, so nobody would get the exact location, then the density & height norms are yet to be finalised, so tomorrow if the norms permit 500 units & there are 1000 members, so how will the units be allocated... The actual start of construction will take place not before 2-5 years as a lot of modularities have to worked upon by the MoUD & DDA, MCD etc... My comments to replies
I have some queries :- 1. Why there is no Advertisement of Revanta Welfare Society in any leading newsaper or any nationalise TV channel? 2. I couldn't find any policy on DDA website or anywhere regarding this PPP , yeah there are some news about the same in newspaper or online but no policy document is available 3. Even if there is some policy existing , there will be development required in 8 zones that are said as above to be approved. DDA can not approve all the areas together, they will complete it in phases and how come we are sure that P2 zone will be the first one. It may not be completed in next 20 years. 4. If this policy is such luring why no big developer is there namely DLF, Ireo or Raheja etc. are they sleeping. 5. When I ask most of the above quetions or some similar quetions to concerned people they say, the builder has invested so much so they will come up with some property for sure. but I think they have already taken the money from members and enjoying interst
I'll try to give u a satisfactory answer.. 1) Newspaper Advertisement is a one of the many mediums of marketing involving costs, it need or needn't be necessarily used by the promoter.. Although they've slyly appeared on some TV property show.. 2) DDA reports to MoUD & regularly notify its amendments/new policies via Newspaper ads & once public objections are taken care of, those notifications are gazetted.. Then it's equivalent to Law.. Check their website or check www.delhi-masterplan.com it's educational... Land pooling policy is notified n gazetted.. 3) P2 zone may not necessarily be the first one in terms of development, but all the zones will be developed.. good part is that it's Masterplan 2021, they've got just 8 yrs... Things have really picked on since the last 2 yrs... Lots of action.. Land prices have gone up at least 4 times & more 4) DLF, Emaar & some more big names have already picked up huge land parcels btw... 5) The action in the residential zone is at least

1.5 yrs away... Investment wise land is an amazing asset class.. Ask your elder people & they'll vouch for it.. Probably the only asset which gives u wealth preservation as well as superior gains than any... Obviously it needs to be done professionally.. Stock market returns are too random & Fixed & debt instruments are not giving great results, they're not covering inflation... Advice : Do not go for these scamster societies but go for investments in Land but only through professionals.. Speaking from experience...
