Hi, I am facing problem with PRajay Mega Polis venture in Hyderabad. When I paid advance of 1 Lakh in April 2011, they told that my tower #8 will start in June and will complete by 2.5 years. They did not give me any agreement till date despite of various reminders from me. Finally when I approached the ED Sumith Sen he told that tower #8 will not start until next 6 to 8 months and the completion will be in next 3 to 4 years. When I asked for my money refund he said the company will deduct 40 to 50 thousand. This is really unfair and I want to proceed legally on this. I also have captured the video clips of my discussion with them. If any others who suffer with the same issue can you pls email me to vkbandaru@yahoo.com email ID?
Here is my full story (I was the one who initiated this item).
I paid advance of 1 lakh in 2011 April and followed up with PRajay team literally like begging for the sale deed. They say that I need to pay 20% amount (10 lakhs) to get the sale deed done. I said I want to see teh softcopy of the sale deed before paying the 20%. Then they sent sale deed soft copy but everything is in their favor. If anyone wants to see that I have a copy I can send them. THen I told some changes and they never cared for those changes. After several follow ups I decided to cancel the booking in November 2011. THey I met the id**t (sorry for this word but he deserves it) Sumit Sen and he talked very rude. Finally I gave cancellation copy and they said they will discuss with management and update me on the refund. After again several follow ups I got 2 post dated cheques. One is for Feb 2012 and one is for April 2012. The ultimate thing is they deducted 25000 from my initial advance amount 1 lakh.

Any other project in Hyderabad is charging around 20%. New towers in this project are charged with 31% common area. Other strange thing is that in Lanco Hills for LH6 they charged 26% but for LH10 they are charging 31%.
LH6 and LH10 has apartments of same size. For Eg. LH6 unit 2 is 1942 SFT where as in LH10 Unit 2 is rated 2075 SFT. Floor plan of both units is almost same.
Hi Vineet..there are many reasons of charging 31 percent for LH 10 and 26 percent for LH6 despite of having same floor plan. There may be some common amenities of the project like club house, which may be far from one tower and adjacent to another tower. Fittings, flooring, paint etc may also differ in these two apartments.
As far as I understand, all these differences may make difference in base rate. For LH10 they are quoting 4000 per SFT where as for LH6 they quote 3600/-

Hey Vineet..are you looking for flat there or have you booked a flat..?? i think that you should carefully look at brochure and then discuss with the builder about the price difference.
I was looking for it. But now I have dropped the idea on booking flat in LH
