Q: Hi ...I am planning to purchase 2 BHK apartment in Ecovista project at shilphata junction NH4. Pl give your views about area appreciation in next 3-4 years (Mumbra is 4 KM away from site) and also advice about Bharat infra developer.

Hi I am planning to buy a 1 BHK in ecovista Project but my budget is only 40 all inclusive. Anyone looking for a buyer?? The only thing about Eco-vista is it does not give an option to someone who doesn't own a car and doesn't plan to invest in buying one pay for the parking charges which is super high. I think if they could give out an option for the buyer to choose and pay when he does own an asset to park it makes more sense.
Hi Kapil, really you do not have a choice while buying in Ecovista project and car parking is part of the agreement. Also in case you do not require you could easily sell the same to an existing flat owner who might be interested in buying it out. Also in today's world car parking is no more a luxury but a necessity which shall make your flat marketable and saleable if you want to sell of the flat as people may not want to easily buy a flat with no parking. Well in nutshell its a long term investment decision. Location wise the project is good. It is closer to Mahape the industrial hub and also likely to be closer to Airoli if proposed flyover underneath Parsik hills go through...All in all buy if you want to live in the area and also work closeby.Info is that some employees of Reliance have brought in groups and hence the project should have a good community

Hi, I visited this project last month and work for phase-1 has almost completed. They are saying it is on track to deliver by Dec 2015. I just wanted to know if there is any issue with the property title or with CC? Those who have bought the flat, did they face any issue while registering it?
While the builder has a CC and also seems to have Environmental clearance...advisable to look at copies for Phase II (considering it is a forest reserved area). I have done booking in Phase 1 and appreciation is quite small from an investment perspective. People who have long term plan of 6-8 years may invest in this property. Further as per news report a consultant is being appointed to discuss the road underneath Parsik hills to connect Airoli to Kalyan...If that goes through one can directly reach the site with a travelling of 7 kms less and things could change overnight. However point of caution is that the project being told is on the cards since 2011 and not seen the light of the day due to environmental challenges and is unlikely to be veiled if everything goes as per plan not before 2019. As regards the project, please be advised that the sample flat shown is quite different then the flats been made. for eg Tiling/flooring in the ready flats have been changed without notice.
