Hi, Has anyone heard of a Concrete construction Sangeeth project in Raidurgam. Its 2 miles from Lanco Hills. But I am getting a mixed opinion about the builder. The opinion is something like "The builders were really good intially but slowly the quality is taking a hit." If some one inspected the project or have some suggestions please post a reply.

Can you please clarify whats your ownership in the project. Do you have authorization to sell any apartments from your chunk? If so, what is the price you would be offering for your share of apartments? 3 bed room Apartments preferably in the higher floors (3rd floor and above) like A3, A7, B6 or C1 etc? And whats your realisitic take on the possession time of this apartment? I am leaning towards the project but can you make the HMDA approval available on the webpage for us to see it. We took a look at the property and the construction quality is good ... But the builder is not willing to show any approval documents without by paying the token amount. Is that the way it works? . The website says construction as per HMDA norms ... does that mean he has a HMDA Approval? But builders dont have a properly laid out payment plan also. They want you pay the amount other than loan amount in one shot. In other places, you usually get to pay a deposit, then a 15% chunk based on construction etc. Also they promise a 10 month possession time from now, which is almost impossible looking at the current construction state. 5 floors to build and only 2 floors are barely done. Hi Swathi, Sorry I stopped monitoring this. But one thing which is concerning us is that we have heard they are going to deviate from the original 90 flat plan. Now that about 70% of the construction is done, they are planning to add another block from the adjacent site. This is really not acceptable. We paid 4 lakhs for exclusive amenities and now they are planning to add one more block. Hope they move away from that plan or return part of the money paid for exclusive amenities.

Hi Kalyan, We are the land owners and gave the land for development for concrete constructions and we own 44% of the the final product and we have authorization to sell our share of 40 flats out of 90. Construction started in Sept2013 and the so far completed project is done in 7 months time, By Aug we are expecting to complete brick work of all the five floors which is 100% possible and final possession will be surely in Feb2014.

You seem to be reasonable enough at least to talk over the issues.We find it very hard to get any sort of discussion going on with the builder. Originally we were told December possession. We are already approaching February. Is there a new Possession date ? . Do you know about a new block being merged in to this project?

Rajesh, I have booked an apartment here. As of now things have been going fine as per plan. Construction quality is good, I got it reviewed through a person who oversees constructions. We booked as a group and asked for a few changes. The builders agreed without much fuss. Need to see how things go in future. So far its been good. Biggest USP of this project is proximity all around to Gachi Bowli, HiTech city and airport.
