Q: ANSAL API has launched Golf City in Lucknow with Paradise diamond and all of us who bought flats in the schme are being cheated by ansals.After paradise diamond many schemes were launched by them and they have started construction of the same much earlier,but i dont know that why they are not initiating construction of Paradise Diamond.Every time you ask their local office in Lucknow and you get a answer that in next 3 months it will start.More then one and half year is passed but still no construction has started.In contract they have mentioned that flats will be delivered in 36 months,but going by this pace i dont think that we can get the flats even in 60 months.I need a clearification from them about this pathetis status of thier flag ship launch of paradise diamond in lucknow.

AS per Ansal only technical approval is there.The final MAP approval is yet to be obtained by Ansals ( That why HDFC is not funding the property). PNB, Mumbai has refused to take over the loan from HDFC in my case ( Under construction being the reason for rejection). Really don't know what to do now. What I Interpreted from the LDA's Reply is as follows: 1- LDA has not released the final Map due to the proposed land for PD is affected due to the disputed land of Village - Barauna. which means the sanctioned map may not be released until the dispute is resolved. 2- The reply clearly states that there is no order/Approval released by LDA to start construction at the site. What is not clear from the RTI's Reply is as follows: 1- As the builder has been confirming that there is a land issue at some blocks of PD1 , But the letter does not specify PD1 or PD 2. ( Anil Ji, If you can confirm, you had mentioned PD1 in your RTI request or just PD ) 2-In the month of July -2013, PD 2 was figured in the list of sanctioned maps on LDA website with permit no. 31517 now how LDA is claiming that they have not released the map which is contrary. I have booked one Flat in PD 1, E-Block 2nd floor and along with me my 3 colleges were also booked in Same Block of PD-1, on same floor. now 2 out of 4 have got shifting consent letter from Ansal, that their Unit is being shifted from PD-1 to PD2, Now I would like to Ask how many my friends have received this consent letter from Ansal? have spoken to Allahabad bank for the funding and they are ready to fund for PD2 . Can anybody update the latest status on the construction work at the site?

Call Notice for PD-2 are being dispatched by ansal and due date to pay it is 15th may, 2013 with a grace period of 15 days i.e. upto 31st may, 2013. so get yours funds ready. There is no hike in the cost as we were apprehensive of it. U have to pay the next construction linked installment as per your agreement.

Kanika ji actually I applied for PD II under RTI act but the LDA authorities not clearly mentioned the PDI or PDII .I again applied for clarification under RTI act along with copy of approved map list as provided by LDA website in which it is mentioned that map of PD-II sanctioned on 20.09.2010 under permit no 31517.

my HDFC agent also confirmed that without LDA's approval, fresh loan will not be sanctioned. If site map is not approved by LDA then the construction will be considered illegal. so no need to deposite this installment. Instead we must give in written to ansal that without LDA's approval the fresh call notice is null and void and our claim in the unit will be intact as long approval is not cleared by LDA. what is the authenticiy of issuing this call notice. why should we involve our fresh exposure through this call notice. they should stop this call notice. please call ansal office at 0522-4096200/4096229 for further enquiry. keep updating.
Lets not pay the amount for call notice as the LDA approval is yet to come. if HDFC is not doing the funding , its really a concern as they would not put their money in financing a property which is not approved by the development authority. let the builder show us the approved plan from LDA . AS it is they have delyaed the construction by almost three years now, but they cant fool is anymore
