Q: Hello, I am about to buy a house in SPL Housing Project near Whitefield called Samethana Lake Front. I wanted some reviews about the builder. The quality of Construction, on time delivery. And any issues faced by you while dealing with them. Your response will be very useful to me in making my decision. Looking forward to your response. Thanks in advance.

Don't fall in traps by seeing 2BHK and 3BHK Rs. 21.72L - 39.32L 790Sq ft - 1430Sq ft. It will Keep on ongoing till 2015-2016. After that as well their will lot of issues. Best be prepared for it. I bought a flat from them in December'2010 in Scintilla, Yelahanka & have now put it on sale. Co-operation from builder for most buyer's issues & concerns are "Almost ZERO". Even after completion of project, they will not finish many building related work.......
I have also heard lot of negative comments about the Builder and it is very evident from renaming it to Sri Sumeru Housing Pvt Ltd from it is earlier name SPL Housing Pvt Ltd. Based on your experience will you/scintilla owners recommended to buy any future projects from them. Forget about Samethana . It is buying a car Garage . what about Sonata Duplex ......etc. will they atleast maintain the quality of Bata footwear or end up in end of season sale , which most of footwear compaines do....

Samethana Lakefront is 6 kms from IT hub of east Bangalore. The project offers 2bhk and 3bhk apartments and is known to be approved by BMRDA.

Moreover what I have observed is , their Mods operandi is such that, they will build projects in scheduled areas were not much construction of other projects are happening. Public will have a tendency to get attracted to them will lessor price. Actually construction will be people come based on the views expressed in media channels. The construction cost of 1.5 crore and above flats /condos is only mere 50 Lacs. SPL Samethana is a prime residential project in ITPL neighborhood of Bangalore. It is an ongoing project of SPL Housing Pvt Ltd. The project has spacious and over 198 flats of 2 and 3 bhk units.
How it is spacious - it is very congested . Check the Floor Plan . The amount you pay for 2 BHK will actually get 1 BHK and 2 BHK instead of 3BHK. People are being lured by pricing and making small rooms with more number of doors doesn't make it 3BHK. Look out the amenities , it is as good as people forget about them. Even the Isometric View clear shows how congested the View itself is!!!!!!. Hope so people don't fall for this trap. when the markets/interest are not in favor of buyers.

Are you sure if Borewell has water. has Many builders fool people. By filling Borewell tube with water from Pvt tankers in Night. The project is just 10 km away from MG road, with malls, the airport, hospitals and other lifestyle options close to your place.
Is it any Trap to divert funds to some other projects or other business of ShriRam . Possession within 2 yrs . Given that 1200 apartments. Highly impossible
