Pros: 1. Good % of UDS. 2. Flexibility upto some extent , little more compared to some other builders. Cons: 1. Poor plan. Beams&columns run across the living room and bedroom look awkward. These wont be seen in initial plan/drawing they show you while purchasing. 2. Sale-able area to Plinth area(less) huge variation 3. Certain Qualtiy aspects - Wood used for windows / room doors are bad. No qualified professional/ engineer to supervise or co-ordinate. 3. Progress - slow , they take advantage of 15 months period + 3 months grace period mentioned in the individual agreement to complete only your flat and not the entire apartment with essential facilities and the common area works. So the owner is put into a situation, where he has to wait more than the 18 months time for the entire apt to get completed and occupy the flat. 4.
