I am also a little worried about the loading issue and the bank loan. As far as I know, No bank has as yet approved the project. This is a cause for concern. yes, it is not under noida authority; but the dealer showed us all the papers regarding the land, that looks OK. they have taken proper permission also for building upto 7th floor; so that seems fine. rather it is freehold and u would be able to do registry in ur name.(not on lease like in noida auth). yes the project is good but what about the carpet area they are offering. with 900 sq ft project they are offering only 480 sq ft carpet area which is very less compared to other builders. means the loading for the project is approx 50 % which is not understandable. atleast for 900 sq ft flat the carpet area should be minimum 650 sq ft. Plz suggest your views ??

the project got approved with dhfl bank and they are waiting for approvals from other banks now, as now one bank has already approved the project so that means the land is clear , and i have seen all the required documents with one of the agent related to the joint venture of the project as per my knowledge the project is at low prices because of the village land rest all things are cleared and i am about the book a flat.
Hello! I am in the process of booking a flat there. have you done so? To me also, papers looked fine. please comment whether it is a safe investment.

Sector-73 is emerging as a residential hub with a number of new real estate projects. Its has several projects by renowned builders including Uday Realcon, Jaguar infrastructure and Ashi Construction. Some of the ongoing real estate projects in Sector 73 are East Avenue by Uday Realcon, Aryan Apartment by Jaguar Infrastructure and Comfort Residency by Ashi Construction.
I would like to know whether aryan aptts is a legal construction without the noida auth approvals. Ashi constrn in the same area recently got demolition orders.
