Q: Hi, I saw Mahaveer Amaze near Chaitanya Anananya Villas. Project has 2 and 3 BHK's and costing Rs 3250 per sq ft.. Would like to know who else has booked here, any legal issues ?

Hello All, Saw the discussion on this thread about Mahaveer Amaze. I have purchased a flat in Mahaveer Varna in the same locality & i have got the Khata transfer done. In fact all residents have got their Khata transfer done. Note: Since Seegahalli & Kannamangala belong to Seegahalli Panchayat, you will get GramThana Khata ( Panchayati Khata in form 9 & 11 ) . Since it is outside BBMP limit, you would not get A khata now. My experience with the builder so far has been very good. They are reputed budget builders & to the best of my knowledge, they dont launch a project with issues. Papers are usually clean. Lawyer opinions differ but regarding title flow, it does not have issue, Different lawyers will ask diff papers for their satisfaction, i personally verified 1-2 projects with Lawyers, and honestly speaking, unless there is serious issue with the property papers, usually Lawyers will say OK . Concerning Mahaveer Varna, we only have to get the OC certificate from BDA, and our association have already approached Builder & Builder has agreed for this to apply. Hence i dont think we need to worry much about the KEB paper, Association paper & these things, Once association is formed, all residents will come fwd to take these issues collectively together. For now, according to me we need to pay attention that, the legal papers concerning the property is all OK, free from All Encumbrances, necessary BDA plan approval is as per their design, proper Gramthana Khata on Land, Conversion document to Residential purpose. Rest all KEB, Water, NOC from authorities, CC will be obtained from builder in due course. For me, lets focus on these things i said in my prev post. Rest all will fall in place. Honestly speaking, no project in Bangalroe is 100% clean unless you approach Purvankara,Sobha,Nitesh. Hence be prepared to pay for slight deviation (if any found out by BDA authorities during verification ) and its all done then. Panchayat limits are easy to handle compared to BBMP limits. Once BBMP comes under these areas ( which mite be after 7-10 yrs) we will submit our Panchyat khata & OC certificate and then we will get our A Khata. There are many many projects with serious deviations ( height deviation, 1 complete floor built without approval) and these are still surviving under the name of Akrama Shakrama, So dont worry much. Look at the past of builder's credibility & projects completed, you will get some breather. Of course, if you can afford Sobha, Prestige, then surely go ahead. SBI - i dont have any idea. Guys, i am impressed with the due diligence stuffs you guys are talking about, but i will only say 1 point, i am only saying things which are practical ( or practically possible to do ). @Lokanath, For Ex: builder not supposed to start construction before getting CC certificate. @Anil, I will be able to share the agreement papers of Varna by beginning of next week, as i am out of town. This is how system work in india. Lets be practical guys. You can not challenge builder on this at all. @ Debiprasad, i agree on your view about doing due diligence, but regarding verification of deviation by measuring USL area, common area, boundary wall from compound, all these things, do you think you will be able to do it urself by measuriing with a tape ? and then challenge builder ? do you think you can monitor builder construction bit by bit ? Do you think you have time & energy to follow that filthy construction engineer bit by bit ? if you can & make builder submit to your demand (which is good 4m customer point of view), nothign like it.. else max to max you will decide to back out from this proj.
