This is 200 percent cheating. Some time even 5Th or 4Th floors also illegal based on the area of the site. For confirmation Please visit the nearest GHMC office Town planning department Never thought of buying flat which has pent house or which is going to be constructed. If the Area of the site is 660 Sq Yards 1 Sq Yard 9 Sft and if the builder constructs 10 flats then each flat owner will get 66 Sq Yards 594 Sft of evidenced land share

Latest Answer: Where as if you buy a flat which has pent house, you will be getting only 60 Sq Yards i.e 540 Sft i.e you will be loosing 54 Sft of flat cost. If the Sft flat cost if 4000 Rupees then you will loose 216000 rupees. Also due to pent house 11th flat the parking becomes HELL. Definitely your economic conditions gets improved down the line of your career and you will be buying 4 wheeler and 1 or 2 bikes. In that situation, the parking is very very difficult. Never compromise on the parking space never end up in quarrelling with neighbour for parking issue.
