I came to know from GHMC office that this build had received 2nd level notice from GHMC circle -11 for constructing illegal penthouse and the 5th .
Also the builder is greedy for money and maintains very poor quality. Please let m e know if you have bought the fla from him.

So following following points to be considered before spending your HARD earned money.
1. As per 2015 GHMC rule, Pent House is illegal even though builder says he has applied BRS.( This is 200 % cheating)
Some time even 5Th or 4Th floors also illegal based on the area of the site. ( For confirmation Please visit the nearest GHMC office Town planning department)
Never thought of buying flat which has pent house or which is going to be constructed.
If the Area of the site is 660 Sq Yards( 1 Sq Yard = 9 Sft) and if the builder constructs 10 flats then each flat owner
will get 66 Sq Yards( 594 Sft) of evidenced land share.

Where as if you buy a flat which has pent house, you will be getting only 60 Sq Yards( i.e 540 Sft)
i.e you will be loosing 54 Sft of flat cost. If the Sft flat cost if 4000 Rupees then you will loose 216000 rupees.
Also due to pent house( 11th flat) the parking becomes HELL.
Definitely your economic conditions gets improved down the line of your career and you will be buying 4 wheeler and
1 or 2 bikes. In that situation, the parking is very very difficult. Never compromise on the parking space never end up in
quarrelling with neighbour for parking issue.

Keep in mind that never make the transaction by cash and always get the receipts.
I feel service tax is not required to pay for ready to occupy Flats.( Otherwise you will end up paying 3+ Lacs more)
Check the quality of the doors and windows and the tiles.( Take carpenter or who ever build the house)
Check the wash basins SIZES and toilets( Even tough builder uses brand SIZE is very very important for conformity)
Some builder they put Iron Grills and mosquito net for the UPVC windows.
Even builder has to install CCTV cameras( if the sft flat cost is more than 3600, builder usually provide CC TV cameras)
