What are the expected rentals for a 2 bhk flat? Are all the approvals from the municipality in order? I have heard that the quality of construction of the projects of this builder is not very good. As I am planning to purchase a flat in the Arcadia project will anyone be able to throw some light on the same? Also the price offered is 1700/sq ft, is it all right? Thanks.
Expected rental there is 5000 for 2 BHK and 6500 for 3 BHK. But be aware that lot of flats are awaiting rental and you might not get a tenant immediately after possession. Banks are frustrated with the number of cancellations going on due to project schedule and improper keep up of the society. Constructions are closed for last one year and do not expect it to start soon. Last heard that Janapriya is subcontracting the construction to some other contractor, which might mean compromise on the quality to have margin for both Builder and the Subcontractor. Visit there to see the real situation. No go by the comments here in this forum.

Hi..Kaushik...Arcadia is located at Shameerpet Highway near Alwal. This project is located within the city limits and is just 13 kms from Secunderabad Railway Station, and 9 kms from Jubilee Bus Station. It is also in close proximity to Hakimpet Station, ICICI Knowledge park, SP Biotech Park, Nalsar University, Bits Pilani Campus, Paradise Circle, Patny Center, S P Road, M G Road etc.
It is no where near to city. If you expect a public transport there, two buses operates through that route to secunderabad in roughly once every two hour. It is not deserted place, but kind of that. Don't expect good connectivity or any convenience from there.
It depends on what is your priority for investing into this project. If you have spare money and want to invest somewhere without caring for next 10 years (repeat 10 years), then invest here. If you think that it will give you immediate return you might be not that lucky. Society is flooded with To Let rooms and rentals are quite low, as the Arcadia is at the last of the Hyderabad City connected with one two bus routes, which is also not that frequent. If you want to stay here, any office is minimum 12-13 kms from here and the main Hyderabad city is around 20kms from here. So staying here after purchase is not an option for you if you work in Hyderabad anywhere.It depends on what is your priority for investing into this project. Let me clarify more, may be it is my mistake, I am asking about the Janapriya Arcadia that is in Alwal, Secunderabad.
Bargain for the price, as it is not worth 1945 per sq ft. Heard that 1670 per sq ft is the ongoing rate.
