Current Super Builtup Area trends in Bangalore
Q: A builder is quoting a Super Built-up area of 1316 sq-ft and providing a carpet area of 842sq-ft ( 64% only). Is this percentage according to the current trends? The apartment is located near Varthur area.

Latest Answer: Suzith - 64% superbuiltup is ridiculous!!! I value the property based on the carpet, then I add the amenities, parking etc to comeup with the final number....don't calculate based on superbuilt up - because superbuilt up with out proper amenities doesn't make sense at all. Also check the undivided share of the property....this is a good indicator for evaluation of the property...All the best

Sarjapur road or Panathur - Varthur road?
Q: I am looking for an apartment in Sarjapur road or Panathur-Varthur road for buying. Which area would be better if I am looking to move in in one year? Also, how is the ground water table in these areas?

Latest Answer: Varthur located in East Bangalore, is becoming a hot residential real estate destination for buyers owing to its proximity to major IT hubs of the city. The area is getting established as a residential hub with a number of villa projects coming up, said by real estate expert. Varthur does not face any water issues as of now. There is water supply from the corporation and also there are borewells. Varthur Lake, having a large surface area, strengthens the groundwater table in the surrounding. Due to negligence of the authorities, the lake is getting highly polluted these days, but if maintained well, would be the centre of attraction of the place.
