Guys beware ..The entire area is green belt and not sure how they are selling as DC converted. Please dont fall in to trap. I visited their project, location is good, but seems to be risky project. I have great experience running behind these developers - for almost 3 years. One learning from my experience is that ..1. dont go for DC Converted lands, however cheap they may be. 2. Look for proper approvals like BIAAPA, BMRDA 3. Not just BIAAPA approval, ensure ICICI, HDFC have approved them (I am not their loan agent) 4. I have seen how ICICI bank verifies documents. They asked for a load of documents from developer, which was carried in an auto by ICICI guy and still then their legal team found 10 missing links in the property rights. Developer could not provide any further documents and I asked for refund of advance amount. After 6 months, I came to know that ..the property had legal issues and many of them who have registered have got legal notices. The project name is "The Preserve" in VenkatagiriKote Village near Devanahalli, which was earlier marketed by SRR homes, who then changed their name to Excel developers and moved out of the project.....Many many are stuck ..they have invested their own money, as they could not avail any loanI have seen how ICICI bank verifies documents. Another one was Maxworth Realty ..they started a project adjacent to The Preserve. Max Nandana Phase - I which was BIAAPA approved (as per their claim) and sold out. I applied for Phase II and they were in process of getting BIAAPA approval. I paid 1 Lakh advance and waited for 1 year, no approval , but they were forcing me to get it registered as DC converted plot. Finally, I have invested in BlueValley properties near Devanahalli and Rashi Developers in Doddaballapur, both of them were approved by ICICI.
