Stay away from Arthraj builders. I have booked flat 1 year before they suppose to give possession on Dec 2014 but delayed by three months which is ok for me. But surprisingly, now he is saying he doesnt have that part of land which he claimed to be his when I booked the flat.
And now he would construct new building in front of A-wing. Which is not at all fair, I paid extra amount for that flat and now I wont be able to get desired view, Owners have to compromise on amenity space as well because of new building would eat up amenity space
It doesnt end here; yet he doesnt have his plan layout, floor plans approved. Request buyers to avoid this builder.

In my point of view, the fact that the authorities are taking such action against unauthorised construction is a good thing for the market in general and has added to Pune's credibility quotient. There will be a bit of a shake-up on the market in 2015 as it aligns itself to various new regulations, but this is a necessary process which will be seen in most cities of Maharashtra. The benefits given to both developers and buyers in the last Union Budget will kick in during the upcoming fiscal, and this will add to the already positive sentiment.

But buyers will be more cautious in their purchase decisions because of the alerts now being sent out about the rash of illegal projects on the city's outskirts. The highest demand for homes will come from IT employees and industrial workers, since both these sectors will be expanding in the city in 2015.
The correction has just started and still there is no panic selling in the market. So buyers, who are buying a property for investment, should delay it by 1-2 years. However, end users are limited by several other factors like marriage, birth of kids, getting a better job, etc, and therefore it may be difficult for them to delay the decision.
