Q: Need builder review, are the legal documents in place, will OC and CC be given as promised

My comments to replies
The project has been approved by BDA. You can take loan from banks like SBI, HDFC and LIC. If the builder has promised that they are going to provide OC and CC, then definitely they will provide. You can check with their past project if they have provided those documents.
In some forums it has been mentioned that to ensure OC you should get the same in writing... A Khata and OC shall be given by builder must be mentioned in writing in the Sale Agreement. Can you tell me what clause needs to be put. Also does shriram properties - Shriram summit has the following documents in place... Provision for STP (Sewage Treatment Plant), which is mandatory as per KSPCB Commencement certificate Proof of building plan being designed in accordance with Karnataka fire force & Karnataka state pollution control board (Building and layout being designed in accordance with Fire and safety plan) Approved and signed sheet of floor area calculation by architect Tax paid receipts of the land Sanctioned plan copy As all above documents are required for getting an OC
