All these so called coming up projects in the L / R Zone in Delhi are very risky investments projects. As on today they are only on papers. No govt. approval yet. Even details are yet to be announced by the Govt. Please do not get swayed by the attractive offers. No one knows when the construction will start. As on today no reputed developer has floated these projects. Putting your hard earned money in these projects is highly risky. All that glitters is not gold. So wait for the policy to be clear. Only then invest. Risk free with little more cost is better than total risky investments.

It is so shocking that many persons are making tall claims about the projects in L zone. Please do not put your hard earned money at this stage in these projects. Please first have independent opinion regarding investment in such projects. If you are following the news papers regularly, you will find that even DDA is cautioning the general public to be very careful as certain people are misguiding the innocent investors. So please wait and let the projects under Land Pooling Schemes are cleared. Only then investing in 'only approved projects' is advisable. I am sorry if it is hurting some ones business at this stage.

I am baffled the way some people have started giving their assumption and commotions of L Zone or the other R Zones. I understand it is new and people are generally very sceptical about new plans, offers and policiies. I do not blame them, as far as experience goes, so many investors and homeowners had to go through and still are going through the nuances by various builders and developers in the NCR region, both new & reputed. Unfortunately the land laws are not strict in Gurgaon,Noida & Faridabad and bulders can quite easily go away with it. However, thois is not the case in Delhi and thanks to the Supreme Court, Urban Ministry of India and DDA new land and development plans have come up and Delhi will have India's first SMART CITY and probably the biggest- L-Zone. DDA has approved this and whosover says it has not been approved, please Read newspapers and follow DDA. The final papers will be released and those who are looking to invest, you will never get such a GOLDEN..
Mr Diptanu, let me clear that Govt. has approved the policy only but not a single project has been approved yet. The policy is in the initial stage. It may take many years to start actual construction. Under the policy, DDA will call for the land from the land holders opting for the scheme. After ascertaining the quantum and the location of the land offered, DDA will plan and execute basic infrastruture like road sewer etc. Only after that developed land will be given to the developers who had surrendered the land to DDA under the scheme. Only then investor of today will be able to know the location of the plot where the developer will be carrying out constructions. I need not to mention how much time these above said processes take in Govt. department. So to my understanding, experience and input, it is too early and risky to after attractive looking offers at this stage
