Shivaganga infra has many projects on kanakapura road stretch. This information is only to help people who are planning to buy a flat from them.
Booking the flat:
To book a flat you need to go to their office in JP Nagar. The moment you go to their office to meet sales guys you see a receptionist in the entrance and a big team sitting inside. The receptionist behaves as if we come to meet prime minister of India and make us wait though the inside guys are sitting idle similar to government office. Once you cross through receptionist you will made to meet marketing guys who is in charge of selling flats. Then as usual price negotiation and booking the flat and inviting problems.
The team who calls them-self as marketing are not an employee of Shivaganga. Let me give you more details on the same. Shivaganga infra had given a contract to three different companies for marketing their projects.

You will find them sitting in Shivaganga Infra office and call them-self as marketing guys. These people will get a commission of 2% on every flat booking. Please understand their job is to get business to Shivaganga Infra that's all and see to that your payments are prompt. They claim that they will help the buyer at every turn till the handover but in practical they will not happen. Just to help you more never ever deal with a guy by name Ravindra, he is good for nothing. He is such an arrogant person who never listens to buyer after booking the flat, his role is to make that 2% that's all. He spreads his team members sitting at every project, please beware and ask the person who show you the flat about his marketing manager or head details, if it happens to be Ravindra just stay away from these guys. I heard that the other two marketing team are far better than Ravindra.

During construction:
They claim they will allow changes inside the house and not on the elevation. Any changes inside the house you need to get it approved by site engineer employed by Shivaganga Infra by name Prathap. He behaves as if he is smarter than Mr Vishweshwarai. To get the changes approved you need to run behind this engineer. For every change he comes up with estimation, by looking at his estimation you will be confused whether to make changes or not. All his estimations are illogical. They do allow changes at elevation depending upon how well you can convince them. Once the changes are confirmed you need to keep visiting site to see that it is as per your advice else there is a fair chance that your advice is not taken into account, then again you need to run behind that engineer. If the wall is constructed then again the engineer will come up with estimation of demolishing the same and rebuilding.

You need to have enough time to run behind electrical person, plumber, kitchen fitting guys, flooring guys and then the painter as these things are outsourced to third party by Shivaganga Infra.
The marketing guy will never ensure that you don't struggle for this. They will only say that they don't have control on these things if its related to plumbing please contact these guys ....these will be standard answers of Marketing guys. Any changes on the above list you need to contact that third party and decide on the price for changes. Third party may demand any amount which Shivaganga will not interfere. It is like for everything you need to meet that third party guys and negotiate the price if any changes are there. There will not be any single point of contact for every customer.

Conclusion:
Builder is good but you need to have lot of patients and time. Also beware of the promises that they make, you'll also find lot of deviations from the actual plan which will be hidden at the time of booking the flats For example Pent House.Since Shivaganga Infra contract third party for every task it will be tough to manage by the owners of the flat, because you need to run behind every third party for your work and more over you need to accommodate yourself according to their time. Especially you need to be aware of marketing guys such as Ravindra who is least bothered after booking a flat.

Hello Harsha,
It is not mandatory that the builder should construct the building according to the approval. When i say deviation it is the actual vs approved. Let's say the approval is for G+2 floors but the builder will construct G+3 where the fourth ( 3 ) floor is deviation. Again the set back what is approved in the plan will be different from the actual. Another possibility of deviation may be a case like say approval is for four kitchens per floor but actual will be five kitchens per floor.
