Section - 1 Hi all , All builders have positive and negative points , in this context , i would like to share few as points , which my relative experienced by buying the aparement in Shivagana infro firm , so it may help new buyers . Positive Points 1) They Provide good alteration options no one will give . 2) They Provide free pooja room options some apartments. 3) They are having about 10-12 apartments in kankapura road and establishing on other areas.

Section - 2 Negatvie Points 1) No Single point of contact at the site ( i,e @ apratement ) , due to this we will end up with handling and assigning work directly to plumbing , electrition , plastring , checking quality of construction, slab works almost every work we should be at site , if we need that to be done correctly. The builder will not take the responsibility and they will not interfere in this stuffs . So we will end up with paying huge money for a small alterations work. 2) Once you complete the Sale & Construction agreement no one will listen to your queries and for small requirement also, we need make trips to their office , after that also it will not happen at one, we need to visit many times. But , they are very good in one thing i.e they will follow up very good for the bank amount releases.

Sections - 3 ( Oh before i forget to tell you guys , At the office they story is entriely different , we can meet The President of India , but these guys will act more that , we cannot catch them without waiting in reception for 1 - 2 hours majority times , keep entire day to catch them :) ) 2) Builder will not visit to site once constrution started. Only engineer will come once in 2 days , that too on weekdays , Saturday we cannot catch them. 3) Builder will do lot of deviation , which will not be as per BMPP approved plan , it will end up with huge problems after we take possession - ( Few like - No Setback providied , Penthouse constrution , deviation from BBMP approved plan, elevation problems etc) , If we take problems to them , they will never entertain , they will act as if we have done mistake by taking the apartment with them.

Section - 4 4) Builders are good , but they compromise a lot in quality of construction, they themselves will compare the quality to Big builders that is not So. 5) One more thing they always tell that they have offered in less price , if we rise any serious concerns about the quality , but finally we will end up paying more, to that type of quality and deviation they make , since we may end up with paying huge penalty after we take possession. Highlights and suggestions. a) Appoint one good seceratory to make trips to shivaganga office and monitor work at the office. b) Be like three Gandhi Monkeys ( Close Eyes, ears and mouth ) for any thing they do, as their will not be any response, they will just try to convence you and they will not agress their mistakes. c) Plan 2 to 3Lakh more apart total amount.. Hope above few points will help in taking and making the decesions .
