Hi Guys, Have you heard, 305 cities & towns are identified by govt for construction of homes for urban poor under Housing for All by 2022?
15 cities from Kerala & Jharkhand are identified under this program. Apart from this 74 are in Madhya Pradesh, 19 in Jamu & Kashmir, 30 in Gujurat, 40 in Rajasthan, 34 in Telengana, 42 in Odisha and 36 in Chattishgarh. These cities agreed to implement 6mandatory reforms by signing th3 MoA. These reforms are necessary to make housing mission a fortune in the urban locations.

Yes, to get appropriate result, govt. should support those cities or state first. Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the center, this would not be easy. Also, the track record of Public Private Partnership projects is at best mixed and when there would be multiple parties associated like the center, states, local bodies and private entities, the task would be even more challenging.Yes, to get appropriate result, govt. should support those cities or state first. Hello Aarti!!! The company will continue to be careful while selecting road projects and will continue to focus on its main business. Their focus will be to make them profitable and until that happens they will not invest more. It might take another 2 yrs for the projects becoming profitable. But they will continue to review the mood and cautiously and choicely bid for projects,

Q: Now, there are many guidelines to be followed by builders/developers while constructing, launching and promoting new residential projects.

My comments to replies
There is common practice by builders of giving false promises to deliver flat keys within 1-2 yrs. after registering in under construction project. Now, they are not able to deliver flats to buyers as per decided time-line. Now, under real estate regulatory bill, strict regulations will be imposed on the builders/developers of the project to ensure that construction is running on schedule and flats are delivered on time to the buyer. In case there is a delay in delivery of flats to buyers, then builder will have to pay a full refund with interest.
Earlier, we have seen that developers have promoted building projects with attractive amenities and infrastructure in new projects at under construction stage, but later buyers found that many things discussed on website / promotion brochures / layout plan is missing in actual constructed building. Now, with this bill developers need to share project plans in disclosure which will definitely be delivered with a flat. They can't change at a later stage. In case builder is found guilty, then he will be penalized at 15-20% of project costs or jail up to 3 years.

It is also seen that buyers are not informed about all approvals in the project and risk of delay in delivery due to issue of important approvals from government. In this case, builders initially start working on project after getting some approvals and start selling flats offering huge discounts with pre-launch offer to attract buyers but such projects get stuck at later stages due to some hurdles in getting complete clearance. The bill clearly state that the developers have to get all necessary approvals before they start selling flats.

Yes, builders in Mumbai and other metros did not fear criminal action for any of their willing violations because being sent to jail was a rarity. Developers were not worried about criminal action in spite of penal provisions in Maharashtra Ownership Flats Act for violations or delay in handing over possession. Q: Maharashtra Government has simplified the procedure to convert farmland into non-agriculture land for plots covered under Developments plan in urban areas.

As Ajit has mentioned, land owners will have to seek the permission of the municipal body for their non-agricultural plans. Once the municipal corporation or municipal council gives the go-ahead, the owner just needs to intimate the collector in 30 days. No permission from the collector is required. Revenue officials will then recover a one-time land conversion tax and a non-agriculture cess. This process will apply to those who are direct owners of the land. For those who have leased land from the government, the collector's permission is still required, though the conversion procedure has been made simpler for them as well
I think this move will help the builders only. Another move to help builders and construction instead of protecting, they are selling what difference does the Congress and BJP have.

Q: Please help me. I have purchased a residential land property in New Delhi, RAMA VIHAR area, North West Delhi, Pin code - 110081. This is a power of attorney property and the colony has not yet been approved by DDA. It has been 3 years since I purchased this property. Now I found that there are some people (GUNDAS) having fake documents of any property and they claim to have any property their own property. WHICH IS ALL FAKE. Now can you please help me to take some necessary steps so that I don't fall in this type of situation in the future. I just want to ask what are the points/steps I need to keep in mind to have full legal control over my property? Can filing property tax of that land benefit me? Please help. How can I have full control/ownership LEGALLY on my property in this area? Thank you.

Hi folks, A power of attorney which is accurately authenticated by the notary or any magistrate, an affidavit has to be filed with all the original documents of the power of attorney authorising an agent to do certain acts. All the documents will be verified by the court and then court will register power of attorney by putting seal and sign. Q: DDA smart city plan to do a urban development in delhi under master plan 2021 the main vision of this plan is to convert Delhi into a smart city where the technology would be so fast and good and the abatement of resources will be reduced.

Yes, Delhi's first Smart city will be a reality in 3 yrs. from now. They are first going to construct a 100-storey tower which will be the key attraction, he East Delhi Hub at Karkardooma, The Delhi Development Authority's flagship project that will also have residential units, green cover and recreational facilities. And the construction will be undertaken by the National Building Construction Corporation at a cost of Rs. 4500 crore. The hub will come up on transit oriented development norms.
Right Ankita. And NBCC will maintain the city for 30 yrs after its completion. The project will be completed in Phases and the 1st phase will be completed within 36 months. AS far as connectivity is concerned, the smart city will have connectivity with 2 metro stations, Anand Vihar and Karkardooma, a railway terminal and ISBT at Anand Vihar, And this hub will create job opportunities for approximately 8000 jobs.

The order came on a application filed by a Ghaziabad based man who had challenged a magisterial court's November 2014 and order dismissing his appeal seeking lodging of FIR against the company, BPTP, for alleging offenses of cheating and criminal breach of trust under the IPC.The matter has come into Delhi Cort and has observed while directing the police to register a case against a real estate company. This is a cheating and criminal breach. Matter has not been solved yet and Aggarwal alleged that he also filed a complaint before State Consumer Dispute Redressal Commission where a settlement was arrived at, as per which a plot measuring 335 sq-yrd was agreed to be given on further payment of Rs 22.23 lakh.
Hi Raj, Agrawal has paid Rs. 22.23 lac but the developer failed to perform its part of obligation and when he visited the project site in December 2013, he found that there was no division of the plot and no development work on the site.

Good Evening Anup!!! Himalaya Hi Tech City by Himalaya Corporation is a collector approved project and has clear tile of the land. And the current plot rate in the locality of Dadri is approx 925/sq-ft. I heard, there is a frequent electricity issues in the locality and traffic issues during office hours. People have to wait for long hours in traffic.

Q: Hi, I own flat in RR & they are offering FITOUT certificates, which is not legal OC? Is this safe to move in with this certificate. And this soon my agreement date crossing 24 month deadline. I am really upset with there timeline. When I asked to builder office they said you can move in on you risk? But while booking they told me that it will be complete possession. This is really smart move to avoid further unseen problem by builder & create for customer. I am literally screwed-up here.

Seeing the current malpractices by the builders/developers, I suggest that you double check following documents in case you have already decided to move in: 1) Check Fire safety certificate, 2) Cross check structural safety certificate, 3) Ensure that builder has applied for water connection etc., 4) Ask for lift fitness certificate and maintenance agreement. To save money builder have not taken AMC yet, 5) Ask for no dues certificate for land/plot. Hi Yogesh, With the implementation of RERA and GST, the residential real estate industry is witnessing significant changes on the ground. The Act strictly prohibits builders from advertising their under-construction projects while allowing the freedom to attract buyers for projects that have Occupation Certificates (OC ready). With the new rules, buyers are naturally showing increasing interest in such properties, which are essentially ready to move in.
You are right sir. The GST, which will guide in a uniform indirect tax regime in the country, will make commodities slightly cheaper. Today, you have tax on tax, you have huge effect. When all of that is removed, goods will become slightly cheaper.
