Q: The market is running with a belief that FSI will go up, and that the option to buy additional TDR is beneficial for Mumbai real estate companies. Is that belief correct?

The increase of % of sale of TDR by the govt.against the premium is another mode of making TDR available to builders. Earlier there was one base FSI on the land in suburbs, and one on TDR. That one TDR is matter of demand and supply. Hi Anshu!! I would only suggest that check out all the necessary papers, if possible involve a property lawyer. They will give you the exact advice. Because lot's of bad reviews are available on google. Some of them are saying that builder is not good and delay their possession, many of them are saying that the builder is unable to provide us the said amenities. So, be careful. Hi Sashidhar!! I am also planning to book a flat in Panchsheel Pebbles, Ghaziabad? May i know the current status of this project? Which local body has approved this project and what about the bank loan? What will be the per square feet rate of construction linked plan?
Good Evening Udit!! Panchsheel Pebbles is a Ghaziabad Development Authority approved project and all required approvals are in place. As far as bank loan is concerned, almost all the leading banks and financial institutions such as SBI, HDFC, ICICI, Axis, PNB etc. have approved for home loan. Rs.6000/sq-ft. rate will be for Construction Link Plan which includes one covered car parking @Rs.400000, club membership fee of Rs.100000, EDC+EEC+FFC @ Rs.150/-sq.ft. and 1KVA power Back up @Rs.20000/KVA.

Q: I have been cheated by these fraud builders for the past 7 years. They have made multiple promises to me over the years and did not fulfill even a single one. They have kept using delaying and harassment techniques to fool their customers. There's even a website that details all of their attoricities in detail: http://lakshyarealinfrareview.com/. I want to take criminal action against them and against their Directors Ashthana and Awana. Please comment here so we can decide suitable steps.

Q: Hi, i have booked a flat in Ajnara Le Garden Phase 1, Sector-16B, Noida Extension Greater Noida. What is the current status of this project and when shall we get our flat possession?

Currently, Ajnara Le Garden Phase 1, Sector-16B, Noida Extension Greater Noida is in construction phase. For more details, you can visit their website, they have updated the construction updates as on February 2019. As far as project possession date is concerned, May 2020.
Thanks for ur quick reply Saran. People like me have to pay EMI burden as well as rent on occupied flat every month due to delay in project. Has it got the state RERA approval? What is the RERA registration number of this phase?
