The prices at the Kanjurmarg project are really lucrative. Plus the amenities are good and the builder is reputed. My only concern is that everybody has told me that I could get stuck with a delay of 4-5 years additional over and above the committed delivery. In that light, would this be a wise investment? will it appreciate and come at par with the other projects in vicinity?

Hi, I have booked 1BHK flat in Savannah. Regarding the provisional allotment provided to me, I have a little concern that the signature on the payment receipt is not present across the revenue stamp. It resides on the left of the stamp. Will this be an issue? People who has already booked flats in Savannah, please confirm if the sign in your allotment is like wise ? I have raised this concerns many a times with the authority, but they are adamant on modifying the document.
Hi Rupali. I too have booked a 2BHK flat in Savannah. I have concern over the letter issued by MD Devcon Pvt. Ltd., and not Jaycce Homes, that too looks like xerox copy, only thing is the company rubber stamp of MD Devcon on the receipt looks original. There is no revenue stamp on the provisional allotment letter. Please let me know whether you got the letter on which letterhead, Jaycee Home or MD Devcon ?

I understand that they have stopped prelaunch bookings.
And about investing in the project, if you are not in urgent need of the flat, and you can wait minimum 5 years, I think you can go for it.

Hi, It is wise to get fear before investment in properties, but you have to take decision once in a life. As far as the builder is concerned, it has well established built in Mumbai. Almost 6 to 7 project he has successfully completed. No doubt there is some delay, but if you invest with this builder you can surely get genuine document.

Even I have booked in Savannah. Recently they have told that work should commence in 2017.
However, I believe there are mangroves on this land and according to Government rules, mangroves cannot be cut. This is a concern to get environmental clearance. Does anyone have any update on this.

it is very important to check all the legal document and verify it by the advocate. After all it is a matter of your hard earned money which you are going to invest. As you know, lot's of fraud cases are happening now-a-days. So, better check out through the property lawyer.
As far as the builder is concerned, it has well established builder in Mumbai. Almost 9 to 10 project they have successfully completed. No doubt there is some delay, but if you invest with this builder you can surely get genuine document.

It is you, who decide where the builder is reliable or not. If you have planned then check all the legal approvals before registration of the property from the local body or Gram Panchayat, make sure that the lay out plan and floor plan has required approval, water and sanitation, basic amenities from the project site, infrastructure development in the locality, nearby market, bus stop, hospitals and the easily available transport facilities and then go for it. Check the credential of the developers, visit the project site and see the construction status of the project.

Hi all,
I had a word with Jaycee representative. They said that they have applied for IOD and have got the survey approval as of now and site inspection is pending which will happen in a month time then a detailed DP will be created and the overall time for IOD post DP plan will be in 8 months so expected IOD will be issued in April next year.
