Hi Tridib, If you want to buy an apartment because you want to live in it, choose a large project but ensure you have good roads and amenities like shopping, hospitals and schools nearby. Such property keeps its value. Although you wouldn't want to sell it pick an apartment that could be sold in a short while if you wanted too. Rajarhat and EMB are the only two places to expand. Thanks for the information Sunil & Arup.... What are the location advantages of this project? How is the transport facilities in the locality? Which are its nearby Railways and Metro station?
@Chandramohan@@@ P S Srijan Ozone has good connectivity via Rail and Metro. New Garia is its nearby Railway Station which is just 3 kms away from project site, just 1.6kms from Sahid Khudiram Metro Station and all the civic amenities such as Garia Market-2.3 kms, all major banks have their branch and ATMs, entertainment zone like Inox at Metro City Mall-3.7 kms, Peerless Hospital-4.1 kms. BD Memorial school-800 m and presence of super markets and malls like Kamalgazi Bazaar-1 km & Garia market-2.3 kms are located nearby. Transport facilities are also good in the locality as you will get KMC buses in regular interval and frequent auto and taxi.

As far as project approval is concerned Kolkata Municipal Corporation has approved this project and it is also came to know that this project has got CRISIL Real Estate Star Rating and IGBC (India Green Building Council) approvals. All the major banks and financial institutions such as HDFC, Axis, SBI, CBI, PNB, IDBI, ICICI and UBI have approved this project for housing loan.

Q: We booked a flat in Kolkata that is due to be handed in early/mid 2018. However, the location feels far to us now & we want to go back on the deal. The contract says the breach would amount to some Rs.50,000 penalty. We have paid 7lacs till now & ready to bear the 50k penalty. My question is, will this be a smooth process or is there a chance for the builder company to cheat us or extort more than 50k? Just looking for any experience/advice on the matter before I approach the builder company regarding this. Any helpful response is appreciated.

If the contract say that breach would amount to some of Rs.50000 as penalty. Further, the contract is signed and you have made payment in acceptance of the contract. Hence, refund is very difficult. Also, there is another way out. You can get a buyer and ask the property to be registered in that buyer’s name and you can get the money paid by you to the builder.
