I have purchased a flat in behala, majlish ara road. Promoter provided completion certificate copy from kmc duribg purchase. When we approached kmc for mutation, tge officials are telling the apartment is on one part of land, but total land is 10 kattah more for which we need to submit any deed or so from that land owners. Promoter is not able to give it and kmc is not processing the mutation or trying to put personal liability tax. Can we not process mutation for our part of 15 kattah land for which we have all papers? Also what is personal liability tax for kmc?

1. Attested photocopy of the BL & LRO Mutation Certified in the name of the applicant.
2. Attested photocopy of the land record in reference.
3. Location sketch of your land/house bus route to the nearby main road and if possible,also mention theKMC premise no. and the lightpost no.of the nearest land/house.
4. Sketch plan signed by you and LBS with related specifications of the building(if any on your plot).

Is Rajwada Altitude, Garia, Kolkata good for end users? I am planning to buy a 2BHK of this project but don't have sufficient information. Can anybody share me the price, BHK options and the possession date of this project? Thanks.....
First of all, i would like to tell you that Rajwada Altitude has no 2BHK floor plan. It offers only 3BHK from 1320-1665 sq-ft. and its' current price will be Rs.4800/sq-ft. A 3BHK will cost you around Rs. 63.4-79.9 lakh onward.
It is a G+19 storey apartment consists 152 units in 2-buildings. Project is still under construction and expected to be hand over by December 2018.

It is always better to visit the project site and inspect the locality, you can also see the quality of construction material used for the project and most importantly its connectivity to the other parts of the city. You should also verify all legal approvals by a legal expert in your locality and then proceed.

I think you should take the legal action against the builder. A homebuyer/allottee can complain to regulatory authorities like RERA (Real Estate Regulatory Authority) against the non-compliance of statutory obligations imposed upon the builder. An allottee can file with the authority or the adjudicating officer, a complaint under sec. 31 of The Real Estate (Regulation and Development) ACT, 2016 and ask for refund along with interest.

In cases where the builders makes false promises to the flat purchasers and do not comply with their statutory obligations, the homebuyer/allottee now has an option to file a complaint under RERA or file criminal case in a Criminal Court against the builder along with the consumer complaint to be filed in consumer forum.
