HI,
Very interesting question! Well, unless there is some law regarding your issue that I don't know. But to put it in simple words if it is Your Plot - Your House - You Pay unless the two of you mutually decide to split bills.
And yes, if the connection will be in your name alone. (Unless you both devise another strategy of getting a temporary one).HI,

Hi Tridib,
If you want to buy an apartment because you want to live in it, choose a large project but ensure you have good roads and amenities like shopping, hospitals and schools nearby. Such property keeps its value. Although you wouldn't want to sell it pick an apartment that could be sold in a short while if you wanted too. Rajarhat and EMB are the only two places to expand. If you stay on the lookout you can get apartments right in the heart of the town.
Yes, Rajarhat Newtown enjoys all the benefits of being located close to Kolkata. It is well-connected to Kolkata and its adjoining areas via the VIP Road. It is approximately 12-kms to the north east of Kolkata and just 4-kms from the Netaji Subhash Chandra Bose International Airport. The average price of property in New Town is Rs.4200/sq-ft., the maximum price is Rs. 4600 and the minimum price is Rs. 3800/sq-ft.
Hi,
Is there any PLC charges? How much they are asking for open and covered car parking? Is car parking optional?
Yes, PLC Charges for Block-6 is Rs 25-75/sq-ft. Price for Direct Covered Car Parking is Rs 2.25 lacs, price for Dependant Covered Parking: Rs 1.25 lacs, price for Direct Open Parking: 1.80 lacs, price for Dependant Open Parking: Rs 1 lac.
Yes, car parking will be optional.
Q:
We booked a flat in Kolkata that is due to be handed in early/mid 2018. However, the location feels far to us now & we want to go back on the deal. The contract says the breach would amount to some Rs.50,000 penalty.
We have paid 7lacs till now & ready to bear the 50k penalty.
My question is, will this be a smooth process or is there a chance for the builder company to cheat us or extort more than 50k? Just looking for any experience/advice on the matter before I approach the builder company regarding this. Any helpful response is appreciated.
If the contract say that breach would amount to some of Rs.50000 as penalty. Further, the contract is signed and you have made payment in acceptance of the contract. Hence, refund is very difficult.
Also, there is another way out. You can get a buyer and ask the property to be registered in that buyer’s name and you can get the money paid by you to the builder. I think this will be a better option and you can get back your money without any difficulties.
Hi,
In this situation only builder can help you out. If they are Grade-A builder then he must look into this matter and if they are small builders then it is very difficult for you to return it back. I can only suggest you to visit the developer's office and talk to him.
