Him Gaur City 1 is good for investment not for end use, because, the projects are a;ready sold out and resale value is super high and moreover the projects construction is reported to be not great.. :(

Generally builders gives update regarding the launch and construction work progress details. Hi Preeti, As per my knowledge, this is one of the affordable residential project by Gaursons India Pvt Ltd. This project is located in Yamuna Expressway, which is now one of the prime investors hub. Here all amenities are nearby . According to me investing here is a good deal. You can expect good return in 2-3 years.
Hi preeti, you are right this is good project for investment. but a good return will be paid back in such short period this can be a bit tough for anyone.

Q: First time I realized the level of false commitments. On one side builder of Gaur Yamuna City have not completed the starting phase of laveling and demarcation. While on the other side they are demanding money for laying of services. Other related development like pool, club etc, are in brosure only. Nothing is in ground. Only intention is looking getting more and more money without work.

Hi everybody!!!! I need your help. I Bought 2280 sq-ft. size flat in Gaur Sportswood, Sec-79, Noida in April 2014 at the rate of Rs. 1.17cr which now Gaur Sports wood is selling at 95 lacs. I am thinking that i have cheated. What should i do now? Any suggestions!!!!!
Hi , yash is right. they introduced carnival in which they offered good discount to the buyers so that's the part of each industry. as these days discount schemes are in trend in all businesses. i bought my mobile at 47k and just after 10 days same mobile phone was selling at 6k discount so we can't blame the brand for this. this is part of their marketing scheme. but as yash said if we get timely delivery of project that would help us a lot and price can be expected to rise. so don't feel cheated its part of life sometime u can get such excellent deal.

Q: i am looking for some property investment in noida and greater noida. for this i visited some projects from various builders. after comparing all projects and checking with my requirement i have decide to go for gaur yamuna city. can you please suggest whether it will be a good option or not.

Hi Mukesh, Gaur Yamuna City by Gaursons India Limited is one of leading project and hot for investment purpose. I have booked a 3 BHK in Gaur yamuna City and have paid 70% of amount. Most promising part of this project i feel is the huge open space here and location is near to proposed Jewar Airport. only concern for me is whether construction will able to be completed by time as project get delayed because of land acquisition issue in Noida.
Hi, Ramlal You are right delay in the project can be anticipated as project is huge. but if look at gaursons builder reputation and work history i hope project will be completed timely. and you rightly said location is near to Jewar airport that is a big plus as airport is sanctioned finally i read abot this yesterday.

Q: I work as a bank employee in Ghaziabad and have couple of kids 5 years & 1 year. After completing my MBA from IMS noida in 2004 have been working with multiple financial brands selling their mutual fund / insurance/ account. Coming from a town of MP had no option but to live in rented flats from the beginning of my career. 4+ years back I started exploring the option of buying a flat in noida area & that is when my search of flats / under construction flats started happening, coincidentally my brother in law who works with HCL as a Sr. Developer also began the hunt in the same time. I chose Gaur City project Avenue 1 while my brother in law chose another builder 'X' project in the Noida area (not taking any name as my agenda is not to defame any one). The construction & stuff started at the same time. Before finalizing on the flat we read tones of stuff on web and felt that no builder is to be trusted, even Gaursons. Gradually we realized delivery of possession has been challenge, customer service has been arrogant, builders do al kind of manmaani in terms and condition and many other aspects which just made us jittery on whether we should buy or rather happily live in the rented flat. However despite reading through all the negative stuff about the builders as we had to see we did buy. Today after 4 years my Brother in law is still struggling to get the flat as honorable court has passed some judgment against the flat that he had invested his life in, while am living in my flat for last couple of year happily, the flat was delayed by an year I guess. But when I look at my brother in law I feel it’s perhaps so important to understand the builder’s previous credential before buying in. In retrospective, where I feel my decision went right was when I chose to physically check through the property delivered by the same builder in last 1-2 years. It’s very easy to defame anyone thanks to internet if bunch of people want to do that and it’s even easier in such a competitive market of real estate. While evaluating the recent projects I realized that there were just couples of builders with whom I can risk my lives income, and fortunately decision went right. The previous projects delivered by Gaurson were better quality wise and even price was comparable. They didn’t have much hassle in the possession timelines and most importantly they have always been on the right side of the law. The current project where I’m putting up now has given us 85% satisfaction while there are some 15% areas of improvement but I feel that’s fine as 100% expectation is crime in this market. I chose to write this article as I often read stuff people claiming how builder tortured them in some form or another, but no one writes good if you are a happy customer, it’s our equal responsibility to write good stuff too. So I won’t say Gaursons is the best builder but if you shortlist builders by seeing their projects it enable a more rational decision making.

Hi Piyush, Yes, almost all the Tier-1 city is facing the same issue. Builders are not following any rules and regulation and project getting delayed from 1-5 yrs. Most of the project get stuck due to the project approval as developers don't have sufficient proof. Most of the property are facing litigation issue and in return poor buyers have to face trouble.
Hi prasad, you are right most of the builders delayed the possession due to several reasons. but i feel gaursons did slightly better in this matter. they have given possession to a big portion. and that gave some hope for the buyers.
