What is the benefit or advantages of having an Encumbrance Certificate?
Some times we can't rely completely on EC. In Bangalore January 2018 i applied for EC where one of the transaction is not updated in their records at all. So anything would have happened which is not updated in S Rs office Bec of their negligence.
After paying agreement amount I'm still struggling and lost my piece of mind while my money is freezed. Later i also came to know there was dispute on property from nebouring houses which is not recorded anywhere.
One stupid thing is i cannot find out any litigation based on site or property details. Litigation can be found only by O S no. Which none of the seller will wish to disclose in order to all it ASAP. In law they have to mention on property the O S no.
